🏃‍♂️ Supporting One of Our Own 🇬🇧

As proud supporters of East Cornwall Harriers, we’re delighted to see local runner Oli Jones selected to represent England at the Four Nations Backyard Ultra Championship in Northern Ireland later this month.

Oli is not only a fantastic athlete but also a good friend of our Branch Manager, Joel Mitchell, who knows first-hand the dedication, resilience and determination required to compete at this level.

Backyard Ultra is one of the toughest endurance race formats in the world. Competitors must complete a 4.167-mile lap every hour, on the hour, until only one runner remains. It’s a remarkable test of both physical endurance and mental strength.

While earning an England vest is an incredible achievement, the team must fund much of the journey themselves, including travel, accommodation and other costs associated with representing their country.

They have launched a Crowdfunder to help get the squad to the start line, and we’d love to help spread the word. If you’d like to support Oli and the England team, we’ll share the link in the comments below.

One of the most talked-about changes under the Renters’ Rights Act is the new approach to pets in rental properties.

Landlords can no longer rely on a blanket “no pets” policy. Instead, each request must be considered on its own merits, and any refusal must be reasonable and supported by evidence.

There are still valid reasons why a pet request may not be suitable. Leasehold restrictions, insurance requirements, health and safety concerns, or the nature of the property itself may all be relevant factors. The key difference is that decisions must now be fair, justifiable, and properly documented.

For landlords, this means having clear policies and processes in place. For tenants, it means pet requests should receive genuine consideration rather than an automatic refusal.

The days of increasing rent based on a gut feeling are over.

Under the Renters’ Rights Act, every rent increase must be supported by evidence. Landlords need to be able to demonstrate that any proposed increase reflects the current market, using comparable properties and accurate rental data.

Tenants now have the right to challenge rent increases through the First-tier Tribunal at no cost, and if a case is referred, the proposed increase is effectively paused until a decision is made.

This means getting the process right has never been more important. Poorly evidenced rent increases could lead to delays, disputes, and lost income.

The UK economy delivered stronger-than-expected growth in the first quarter of the year, expanding by 0.6%, its strongest performance for over 12 months.

While annual growth remains relatively modest at 1.2%, economic forecasts for 2026 have improved, reflecting greater confidence in the UK’s outlook.

What does this mean for the property market?

Historically, economic growth and house price performance have been closely linked. Current forecasts point towards steady, low single-digit house price growth, although local markets will continue to perform differently depending on buyer demand, affordability, and borrowing costs.

There are still challenges ahead, particularly around rising energy costs and wider global uncertainty, but the outlook remains more positive than many expected at the start of the year.
