Back to work after a fantastic few days at the Royal Cornwall Show.

Thursday began with breakfast at the CLA tent, followed by a full day of productive meetings and conversations. Friday started bright and early at the Business Cornwall breakfast, setting the tone for another busy and rewarding day.

It was great to meet so many new people, reconnect with familiar faces, and hear about the exciting work happening across Cornwall. Events like this are a reminder of how well Cornwall brings businesses, communities, and ideas together.

Feeling energised, inspired, and looking forward to the week ahead.

What an incredible few days at Royal Cornwall Show !

A huge thank you to Rebecca and Jeanine for taking me under your wings and introducing me to so many people.

Your support and encouragement made the experience even more valuable and gave me the opportunity to meet some truly inspiring businesses and individuals.

The Royal Cornwall Show is a brilliant showcase of everything that makes Cornwall such a great place to live and work.

It was fantastic to connect with local businesses, learn more about the industries that help drive our county forward, and build relationships that I hope will continue long into the future.

Running a business is about people as much as projects, and I've come away from the show with some great new connections and plenty of inspiration.

Some of you may recognise the view… back on this site in North Cornwall today as we continue developing this exciting project.

Great to be onsite again with Rebecca from Coast to Country Town Planning and Zoe from Zoe Claymore Garden Design, working collaboratively to move things forward.

This scheme brings together a number of different elements, and having the right expertise involved at every stage is key.

With strong planning knowledge helping to shape the strategy from the outset, the design can evolve in a way that is both creative and realistic.

It is very much a joined up process where planning informs the design, giving our client the best possible chance of a successful outcome.

Permitted Development Rights (PDRs) are a valuable tool for speeding up projects and reducing planning risk. But one misconception persists: that having PDRs means you can simply start building. In reality, many PD routes still come with clear procedural requirements that must be followed before any works begin.

For a number of GPDO classes, you may need to submit a prior approval application, allowing the Local Planning Authority to assess specific matters such as design, transport, noise or siting. Even where prior approval isn’t required, some PD rights still demand formal notification to the LPA. Missing these steps can render an otherwise compliant development unlawful.

The result? Potential enforcement action, delays, and complications further down the line, all completely avoidable.

PDRs streamline the planning process, but they don’t remove it. A quick check at the outset to confirm the correct route and whether prior approval or notification is needed.

PD is a powerful tool, but it’s not a free pass. Understanding the process is key to getting it right.
