I believe in transparency and presenting data as it is. So, here's a straightforward look at the average asking prices for 3-bedroom homes in the first 6 months of the past three years, sourced from Rightmove:

2021: Β£274,333
2022: Β£298,097
2023: Β£291,097

The good news? Prices have risen overall, which is great for sellers. However, the slight dip this year suggests that affordability is starting to impact prices.

On the topic of affordability, it's down by approximately 25-30%. I'm delving deeper into this to provide a clearer explanation soon. Stay tuned!

This was great to get this morning! A vendor listed with another agent who couldn't get the sale. After I followed up a few weeks later they gave me an opportunity. I'm now happy to say it's advertised, viewed and offer accepted within a week!
