JOB VACANCY - Part-Time Cleaner/House Keeper - LIVERPOOL

We are seeking to recruit a hard working, diligent house cleaner to join our property management business in Liverpool.

Working 2 days per week to start (flexible) for the right person we can offer a rate of £12.50 per hour with opportunities for progression if desired.

Crown Rentals manages a number of HMOs (house shares) rented by working professionals. For these we provide a regular cleaning service of the communal areas [hallways, kitchens, stairs, lounges, some bathrooms etc].

You will also have end of tenancy cleans from time to time.

Could time be running out for these rental properties?

ADVANTAGES for landlords
- Guaranteed rent from leases
- Above market rents (many contracts are with Government taxpayer-funded providers)
- High demand (often used to house illegal immigrants)
- Maintenance covered by the housing provider
- No management fees
- Properties repaired at the end of the lease term
- A very "hands-off" approach to being a landlord

CHALLENGES to consider
- Mortgage lending is very limited
- Lease offers can sometimes be withdrawn at the last minute
- Is there a market to change strategy at the end of the lease?
- Prepare for maintenance. There are some horror stories about the condition of properties handed back to landlords.
- POLITICS... There is growing resentment in the UK about the use of these HMOs. As tensions grow in these communities, the possibility of unrest cannot be ignored. This may turn lenders and insurers away from being associated with these properties.

There are lots of social housing HMOs in the property market but in time this bubble may burst. An alternative use or exit plan is essential for landlords.

Always have multiple exit strategies for specialist rental properties.
