A property can be “priced to reflect refurbishment” and still not work financially for the buyer.
Finished value: £200,000 Works: £50,000 Suggested price: £150,000
Looks logical.
But the buyer also has:
Tax. Legal fees. Finance. Valuation. Insurance. Empty-property costs. Contingency.
What this means
There are costs that weren't included in the original calculation.
🤔 Consider asking
“When the asking price was calculated, what costs were included apart from the refurbishment?”
This explains why a buyer's numbers may look different from the agent's.
Refurbishment isn't the only acquisition cost, so an apparently puzzling offer may be based on costs that weren't included in the asking-price calculation.
