Evans Estates will market your
property, reaching a large proportion of people to help you find the perfect tenant faster and more effectively. In fact, we may already have the tenant you are looking for on our registered and I.D.- checked database. Evans Estates will supply thorough reference and credit checks. Using Evans Estates will contribute to long-term savings. Many tenants prefer to communicate with and receive the benefits of a letting agent i.e. reassurance, point of contact. Our professional and continuous advice can help you make a success of your property with no added stress. Evans Estates is a family-run lettings agency based in Llandybie, near Ammanford and Cross Hands. We are an established business, with a wealth of experience passed down through generations for over 100 years. As well as hands-on experience, our director, Catrin Evans-Williams, has qualifications in Legal Studies, financial studies and is Licenced member of Rent Smart Wales. We are confident that our director and dedicated team provide our landlords with the excellent service and knowledge they should expect. We offer three service packages to suit and fulfil you requirements:
Package 1: Letting Only Service - £360.00 inclusive of VAT
• Marketing of your property on the Evans Estates website: www.evansestates.co.uk.
• Marketing of your property property websites, e.g. On the Market, Zoopla & Prime Location Er****on
• To Let signage outside the rental property.
• All tenants are registers and I.D. checked (avoiding time wasting).
• Evans Estates will deal with tenant queries in relation to the tenancy process and property issues.
• Email alerts will be sent to tenants highlighting new available properties.
• Evans Estates will arrange viewing appointments.
• Employer reference, previous landlord reference, Income verification, Bank Reference and credit checks made on potential tenant.
• Evans Estates will arrange a Guarantor Agreement if necessary.
• Evans Estates will draw up the Occupation Contract.
• Evans Estates will collect rent in advance, with the promise of cleared funds before handover of keys.
• Evans Estates will ensure the landlord complies with the Tenancy Deposit Protection Scheme implemented under the Housing Act 2004 and are advised to register and apply for a licence with Rent Smart Wales.
• Evans Estates will supply a sample inventory, along with advice needed.
• Evans Estates will provide a free follow-up advice service on any tenancy issues.
• Evans Estates will supply the landlord with the correct legal notices for rent increase or end of tenancy, along with advice if required. Package 2:
Full Management Service – Set up fee of £480 inclusive of VAT plus 12% of monthly rent inclusive of VAT
• Everything offered in the first package
• Landlords are offered a meeting with A fully qualified letting agent to discuss achieving the best presentation for your property, and maximum return.
• Evans Estates will ensure that landlords meet their obligations by holding a gas, smoke alarm, electricity, soft furnishings and EPC (information about the Energy Performance Certificate is included within this package) certificates and checks for the property.
• Accompanied viewings with potential tenants
• Detailed inventory and Schedule of Condition of the property on commencement and end of tenancy.
• 6-12 Monthly inspections (Dependant on the condition of the property).
• Rent will be collected via Standing Order, in accordance with the date in the occupation contract
• Any late rental payments will be pursued and forwarded to you, the landlord.
• Management of repairs and maintenance issues: We will obtain quotes, using only professional tradesmen/women to supply you with the most efficient and effective repairs.
• The deposit will be held in our own DPS account throughout the tenancy.
• You will be asked to register your property with Rent Smart Wales under our Rent Smart Wales Licence

Package 3:
You may have your own tenant, that is great, we are also happy to set up a contract if this is the only service you require, we charge a fee of £150 inclusive of VAT for this service.
