Should you wait for mortgage rates to fall? 🤔🏠

One of the biggest questions I’m being asked at the moment is:
“Should I wait and see if mortgage rates come down?”

The honest answer?

There is no guarantee they will.

The Bank of England base rate is currently 3.75%, but inflation has recently increased to 2.9%, creating uncertainty over what happens to interest rates next.

Mortgage rates are influenced by much more than just the Bank of England base rate, so waiting for a particular rate to appear can sometimes mean waiting while the market moves in the opposite direction.

Thinking about buying a home or remortgaging? Here's a quick snapshot of the UK mortgage market:

📉 Mortgage rates have eased from their 2023 peaks, but they're still higher than the ultra-low rates many homeowners became used to before 2022.

🔹 Fixed-rate mortgages remain the most popular option, offering payment certainty for 2, 3, or 5 years.
🔹 Your rate depends on several factors:
✅ Deposit size (or equity if remortgaging)
✅ Credit profile
✅ Income and affordability assessment
✅ Mortgage term and product type
🔹 Larger deposits usually unlock lower rates. Lenders often offer their most competitive deals to borrowers with lower loan-to-value (LTV) ratios.

Day 4 of waiting for the new survey equipment
