STEPS TO DRESSING A PROPERTY FOR SALE
Step 1
Clients with a property to sell come to us directly or are referred by estate agents.
Step 2
After an initial visit, we will produce a plan which comments on the current condition of the property and our proposal for what needs to be done to improve it.
Step 3
Included in the plan will be pictures of the property and a detailed list of the furnishings and accessories that we will use to dress the property. The plan also details the terms of the contract.
Step 4
Once instructed, our first step will be to thoroughly clean all areas of the property and make any necessary decorative and small repairs (replace light bulbs etc). We will also complete gas and electrical safety checks. Should more substantial repairs need to be done, we will await your instruction, as we have a trusted and skilled team on hand to help.
Step 5
We next select items of furniture to install within the property. Sofas and beds will be beautifully presented, prints and mirrors hung and smaller decorative items placed to achieve an overall look of comfort and attractiveness. We understand that time is of the essence when it comes to the property market; we act quickly and can usually have a property dressed and ready for your chosen agent to launch on the market within a week of instruction.
Step 6
Finally, we select vetted property guardians to stay in the property while it is on the market. Their job is to secure the property and take care of it while while Home Smart Services are instructed. They will ensure that the property is well presented e.g. the garden is maintained, and that the property remains aired, heated and in good condition. Repairs will be reported and fixed and the property handed back with vacant possesion before the sale completion.
At Home Smart Services we will furnish and accessorise your property with an attractive furniture pack and make minor decorative improvements to the property e.g. a coat of paint to a room, hanging curtain rails, hanging pictures, or attending to an overgrown garden. We will also take care of ongoing utiiity costs, like council tax while the property is on the market. In addition, we will provide Home Guardians as temporary 'live-in' caretakers while the property is empty / on the market. Their job being to protect the appearance, condition and fabric of the property so it presents well at viewings. Their presence deters unwanted attention from vandals or asset st*****rs and they will report any property issues like leaky taps to us so that our service team can attend to them.
