Keep Your Garden High and Dry

October is the perfect time to improve garden drainage and keep your outdoor space looking its best through wetter weather

Autumn rain can quickly reveal areas of the garden where water tends to collect, making October an ideal time to tackle drainage problems before winter arrives.

Start by checking lawns, borders and pathways for puddles or particularly soggy patches. Simple improvements such as clearing blocked channels, aerating compacted soil or adding gravel to problem areas can help water drain away more effectively.

Raised beds and moisture tolerant planting can also be useful in wetter parts of the garden, while keeping gutters and downpipes clear helps direct rainwater where it needs to go.

If you are refreshing a path or patio, consider permeable materials that allow water to soak into the ground rather than pooling on the surface.

Improving garden drainage this October is a practical way to protect planting, reduce muddy patches and keep your outdoor space more usable. A little preparation now can help your garden stay healthier, neater and easier to enjoy throughout autumn and winter.

Improving Affordability Offers Encouragement for Home Sellers

Stronger earnings are helping buyers while property values remain resilient

Fresh figures on housing affordability offer encouraging news for sellers, with buyers benefiting from stronger earnings while average property values continue to hold firm.

According to recent Lloyds data, the average UK home now costs 7.3 times annual earnings, down from 7.6 a year ago and the most affordable level for a decade. Importantly for sellers, this improvement has been driven largely by wage growth rather than falling house prices.

Average earnings have risen by 4.5%, while the average property price has still edged higher to £299,131.

This combination could help more buyers feel confident about entering the market, potentially supporting demand without requiring widespread price reductions.

Although higher mortgage rates remain a challenge, improving affordability is a positive underlying trend. For sellers, a market where incomes are gradually catching up with property values could help strengthen buyer confidence and support healthier activity over time.

Curl Up in Your Cosy Corner

Create a warm and inviting reading corner that makes autumn evenings feel even more relaxing

As the evenings draw in, October is the perfect time to create a cosy reading corner where you can unwind with a good book.

Choose a quiet corner of the living room, bedroom or landing and add a comfortable chair with plenty of support. A soft throw and a few cushions will instantly make the space feel warmer and more inviting.

Good lighting is essential. A floor lamp or adjustable reading light can create a gentle glow without making the area feel too bright. Nearby shelving or a small side table gives you somewhere to keep books, magazines and a favourite mug.

To complete the look, add a rug, framed artwork or a small plant to bring personality to the space.

Creating a dedicated reading corner this October is a simple way to make better use of an overlooked area. It adds comfort, character and a peaceful place to enjoy those long autumn evenings.

Right to Rent Changes Bring Clearer Guidance for Landlords

Clearer digital checking rules help landlords stay compliant and protected

Landlords in England have fresh Right to Rent guidance to follow from October, bringing greater clarity around how digital identity checks should be carried out.

The latest changes mean that landlords and letting agents choosing to use a Digital Verification Service Provider should ensure that the provider is properly registered for Right to Rent checks. This helps landlords maintain the correct statutory protection if a tenant is later found not to have permission to rent.

Importantly, digital checks are not the only option. Landlords can still use approved Home Office services or prescribed manual checking methods where appropriate.

For landlords, the update is a useful reminder of the importance of keeping compliance procedures up to date and retaining clear records.

With significant penalties possible for incorrect checks, understanding the latest requirements can provide valuable reassurance and help landlords manage their properties with greater confidence.
