The ultimate goal is to give back. Knowing that your mum and dad can kick back because we’ve ‘got them covered’. The goal is to educate my dad and drag him away from the ideology that he was put on this earth to work and provide. I want to show him that there’s more to life outside of Jujitsu 😂 work, Spain, the USA (& getting excited about free travel to work with his freedom bus pass 😂). I want to give them both the freedom they deserve for the opportunities they have provided us.

Day 2 My Favourite Project

My fave project had to be my first investment. I bought this 2 bed flat as a repossession in the 2008 crash for £135,000.

As this was a (fairly) new build, it just required a new kitchen and bathroom and a lick of paint. Just a 10min walk from Crossrail 💤🙄😂 and at a value of 260k, this little gem has been my soundboard for my property journey.

A day late to the challenge but here goes!

First off all a huge thanks to for the challenge. I am the worst at social media posting 🤦🏽‍♀️, but I do love a challenge! So here goes!

👋🏽We are Sean and Chanel, based in Essex. Sean is originally from Ireland Co.Leich and I have always been based in East london/Essex.

Sean works in multi-trades and logistics and I work for a London Social Landlord, managing over 700 social housing properties.

I got my first job at 11 as a waitress, I worked 18hrs per week from the age of 11 to 18, and then worked the markets on Sundays helping my family. Sean worked on the bog and his family-run ‘Murphy’s grill’ (fish and chip shop!)

Sean and I have a similar grafting mentality. Not scared of hard work or to put the hours in, although previously these hours would have had us ‘working hard, and not smart’.

Now older and wiser (kinda) with a ❤️ for property, desire to give back and an understanding of business systems and processes, we’re ready to start building a portfolio. With one BTL under our belts, we are at the beginning stages of researching our areas for our first HMO for supported living clients.

Someone recently said to me ‘stick with what you know’ which then steered me in the direction of exploring supported housing as my strategy. With professional and personal experiences of dealing with mental health, victims and perpetrators of crime, children and adults let down by their parents and/or society, we realise that everyone has a story.

On that basis, Sean and I want to produce homes to enhance wellbeing, and provide spaces that promote good physical and mental health for those in need.

Now I need to go and catch up with day 2 😂

HOUSEPLANTS / HUMAN HEALTH / BIOPHILIC DESIGN 🌳 ⁠⠀

Lockdown had most of us falling in love with our gardens, reinventing any balcony/outdoor space we had available and getting all green fingered when trying to opt for a more eco-friendly lifestyle.⁠⠀

Recently i've seen a lot of posts on BIOPHILIC DESIGN which took my understanding of plants and their wellbeing to a whole new level! Shout out to and for their introduction and insight to this.⁠⠀

Biophilic design is all about creating that important connection between people and nature. ⁠⠀
⁠⠀
Not only do they look nice but research suggests the psychological benefits of indoor plants have been shown as:⁠⠀
⁠⠀
* An improved mood⁠⠀
* Reduced stress levels⁠⠀
* Increased worker productivity ⁠⠀
* Increased speed of reaction in a computer task⁠⠀
* Improved attention span ⁠⠀
* Increased pain tolerance (for example, where plants were used in hospital settings)⁠⠀
⁠⠀
Ultimately we all want to create an environment which supports the wellbeing of the residents. So how do we do this?⁠⠀
⁠⠀
* Make the most of available natural light by keeping windows clear ⁠⠀
* Consider open plan layouts to allow the light to flow through⁠⠀
* Add greenery in pots, or a little herb garden on the kitchen windowsill⁠⠀
* Include natural colours and patterns within your designs⁠⠀
* Use natural wood grains to add texture on furniture, flooring or wall panels⁠⠀

Tenants vs Client's 🤔

• Tenant; a person who occupies land or property rented from a landlord.

Over the summer I’ve seen property investors change their stance towards their tenants and start looking at them as ‘clients’. Client relations have been taken up a notch with investors sending birthday cards (well their VA’s) and arranging 🍕 and 🍾 night to welcome new housemates!

Shout out to for inspiring me to go a little further with my tenants (or clients! lol) this summer and send them an gift card. I’ve been lucky during lockdown, my tenants have paid on time as normal, so a little gesture to say thanks goes a long way and was well received! 💕

That being said, I’m not a huge fan of big companies like especially after hearing the bad reviews from their employees during lockdown. I would rather give to the small businesses, although the convenience of Amazon just got the better of me …again. But what makes it a lot easier, is knowing that Amazon will donate to one of my fave charities on each purchase via

So my chosen charity is, . Not only is my bestie an ambassador, but the charity does amazing work striving to change the way society treats children and youths.

So next time you’re about to do that Amazon purchase, maybe consider using at least that way, a charity can get a little help with your purchases!

Oh if anyone can recommend a small business who do gift cards which will be suitable for my tenants….clients 😂! Then give them a mention! 🎄 is coming and have already got me thinking about my ‘client relations’ lol

M•I•N•D•S•E•T

⁠Up until this post, I’ve never looked into the psychology of our mindsets 🧠 . I’ve always felt that I have a good mindset, i’m pretty positive 💫 and upbeat, and whilst I didn’t finish ‘The Secret’ there are elements within the book which I wholeheartedly and probably unconsciously abide by.

I believe that your state of mind has a huge impact on your day to day activities🧘🏽‍♀️I have been frustrated in the past by those who constantly have a ‘why me’ or ‘poor me’ attitude. And on the flip side, it’s not always healthy to overlook or cover up any feelings of negativity, just because you want to be that positive person all the time. The sooner we recognise and accept the negative feelings, the sooner we can put things in place to help us and keep it moving.

So it was new to me to find out that there are two mindsets🧠, a growth and a fixed. Reading the definitions, I’m like.. Yup that’s me “growth’ all the way. That being said, there was a little bit of the ‘Fixed mindset’. Whilst I can take criticism, inside I’m like 😩. So what does a growth mindset consist of?

G.•R•O•W•T•H M•I•N•D•S•E•T

A growth mindset leads to a desire to learn and therefore a tendency to;
• Embrace Challenges
• Persist in the face of setbacks
• See effort as a path to mastery
• Learn from criticism
• Find lessons and inspiration in the success of others

Having a growth mindset is essential for success and there has been a whole heap of tools I use to improve my knowledge within property. From books and magazines, to networking with likeminded people, watching and learning from those within the industry and nothing beats boots on the ground.

My years of subscriptions (albeit not continuous) to the (do you think I can sell a 2010 edition? 😂😂) and my new found love for the magazine has replaced my love for Cosmo and Grazia. These magazine have been great in filling my mindset funnel and helping me grow within property.

🦈 🦈🦈🦈🦈🦈🦈🦈🦈

I've made it very clear that this seems to be the quote of the year for me. So a huge shout out (once again lol) to & for their appearance on the and putting this short (yet effective)sentence together for me lol⁠

So why do I like this quote so much? Because, if everyone just stuck by this simple sentence, the world would just be a much nicer place.⁠

I've met my fair share of people (and I'm sure that you have too) where in my head, i'm like "how did you get through life being like this?"⁠

And then you have the ones who completely blindside you, and take your kindness for a weakness. Watching openly and bravely talk about her experience of dealing with a 🦈 and managing to turn it around and be in a place where she can look back with perspective and see the good, is empowering.⁠

Last year I sold my salon and training school, and agreed a sale on an instalment basis. Unfortunately 2 months in, the buyers stated that they couldn't pay due to Brexit and made up a whole heap of excuses 🙄, promising payment and constantly letting me down. Nearly one year later, and still no sign of money. We are currently going through court, which is a stressful process in itself. And it's even more frustrating to see him on Linked-in selling himself as a great business development manager, when really he's just another 🦈⁠

But it's ok! Right now I'm just riding the karma wave, hoping it'll catch (drown 😂 ) them soon. And I have learnt how to not do things (the hard way), but that's ok, because next year when I start smashing 💫 it and doing bigger deals, I'll be ready and I'll know better 😂 ⁠

And its here…

The August property price index is out, and whilst I would be jumping for joy if I was selling my home or a flip, as an investor and wanting to get something ‘at the right price’ I’m just left here sitting, waiting and watching lol

House prices are continuing to increase as demand runs ahead of supply across the UK market, with the annual UK growth rate at +2.6%, up from +1% a year ago. And I’m sure that it won’t stop there! With the idea of Boris’s ‘generation rent into generation buy’ via the offer of 95% mortgages, is this market really going to slow down for me anytime soon? 😐

Either way I need to reassure myself that the worst case scenario is; I do not buy now and still have money in my pocket next year. Which I suppose isn’t such a bad worst case! In the mean time I’m researching, reading 📖 , and filing my funnel with all of the right knowledge and tools, so when Im ready to go, I’m really ready lol!
