✅ Replacing blinds (Argos have really nice blinds at a good price with 3 year’s warranty 👌🏾)

✅ Commercial conversion viewing, turning this old office into flats, this one wasn’t quite right us as the weird shape of the building wouldn’t allow us to meet minimum space standards, but made some good contacts with a couple other investors on the viewing 👊🏽

It doesn’t take a lot, but adding a little care and thinking about how our tenants will use the room is what gets our rooms filled quickly and keeps the tenants staying.

Here are some of the ways we minimise voids in our properties:

1. Fix any issues or Maintenance quickly.

Nothing more frustrating than having to wait for simple issues to be fixed. Most times small problems of left unchecked can turn in to big problems.

2. We install super fast and stable Wi-fi.

Especially in a HMO with up to 6 people using the internet at the same time, good Wi-Fi is essential! We use a service where if the Wi-Fi goes down it’s automatically backed up by 4g.

3. Make the rooms clean, comfortable with plenty of storage.

It’s important not to underestimate the importance of storage, this can be make or break if a tenant decides to take the room and stay.

4. Property is cleaned once a week to maintain a cosy environment.

Again a property cleaned regularly encourages the tenants to do the same and keeps the property in good repair which decreases the maintenance issues.

The government calling it "the biggest shake-up of the private rented sector in 30 years”. Personally I think this will force more landlords to sell up and leave the sector, which will decrease supply of homes for rent, which will in turn make it harder for tenants to find places to live.
