One of the best parts of my job is meeting some great new buyers and sellers and building a working relationship knowing I can hopefully make what can be one of the biggest and most stressful events, that little bit easier to deal with. A positive start to 2022 for sellers especially with Rightmove reporting January 2022 to be the busiest January ever with buyer demand way above January 2021 and more than 218 million visits recorded on the Rightmove site and apps.

The Chancellor, Rishi Sunak has announced that Stamp Duty will NOT be payable on any home purchases up to the value of £500,000.

Given that first time buyers didn't pay anything up to £300,000 anyway, that won't have any effect on that sector, but it can and will help mover-uppers.

It's not clear if the surcharge for investors or second home buyers is being removed yet. I'll let you know as soon as I know myself.

Zoopla predicts that the price strength that has been seen since the reopening of the housing market is likely to continue at least until the autumn.

Interest has as expected, risen considerably since estate agents were allowed to reopen. Concise descriptions, great online photos and floor plans being more important than ever. Virtual viewings and online client communications along with safe distancing in-person meetings When needed; online estate agents already have the experience of working without a high street presence but still being able to offer the high quality service sellers and buyers should expect to manage their move effectively.

Rightmove has enjoyed over six million visits to its portal in one day, for the first time ever.
