A fall-through rate of over 50% is a staggering statistic. It highlights a significant issue within the industry and raises serious questions about how these transactions are being managed. By comparison, our fall-through rate is just 15% because we follow the correct processes from the outset and actively manage every stage of the transaction.

Too many sales are poorly structured by agents at the beginning, lack proper progression management, and suffer from insufficient urgency across all parties involved. On top of that, many low-cost solicitors have little incentive to push matters forward, whether contracts are exchanged tomorrow or six months from now. The result is unnecessary delays, increased fall-throughs, and a poor experience for everyone involved.

The last 2 weeks we entered a world we never knew existed and we found out about a Charity which is there to hold your hand when these things happen….

(Children of St Mary’s Intensive Care) is a UK-based nonprofit that supports the paediatric and neonatal intensive care units (PICU and NICU) at St Mary’s Hospital and Queen Charlotte’s & Chelsea Hospital in London.

The charity exists to support critically ill babies and children, their families, and the frontline medical staff caring for them. They do this by going beyond what the NHS can fund, achieving their mission in several key ways:

Family Accommodation: Cosmic operates and funds Cosmic House, which provides free, safe, and comfortable onsite accommodation so parents can stay close to their critically ill children.

Life-Saving Equipment: The charity purchases leading-edge, state-of-the-art medical equipment for the intensive care units.

Emotional & Financial Support: They offer direct family support, including trauma counseling for parents, travel stipends (like Oyster cards), and care packages.

Research & Training: Cosmic funds research into life-threatening paediatric diseases and supports specialist training programs for doctors and nurses.

Looking for a project and want to be within easy reach of Riddlesdown School and the Common? 🏡🌲

This detached, extended four-bedroom home offers fantastic potential for someone ready to put their own stamp on it.

The spacious layout provides a great foundation, and as you’ll see from the floor plan, opening up the kitchen would create an impressive open-plan kitchen, dining and family space across the rear of the property 🔥

Freya 💛

The MRI showed that Freya had a bleed on the brain shortly after birth, which doctors have classified as a haemorrhagic stroke. It’s something that is very rare, especially when there hasn’t been a traumatic birth, and is essentially just very bad luck.

The positive news is that the damage appears to be very localised, which means it shouldn’t affect her movement as she grows 🤞.

The doctors also said she is unlikely to develop epilepsy, with around a 10% chance.

There is a possibility that the injury could cause learning difficulties later in life, but there’s no way of knowing for certain at this stage. It will depend on how her brain continues to develop over time.

The consultant explained that her injury is neither minor nor severe. He said that babies who don’t recover well from this type of injury usually deteriorate and show little or no improvement. Thankfully, Freya is showing positive signs and continues to improve 🙌🏼.

Over the next 12 months, she will have regular appointments with specialists to monitor her mobility, development and growth. If any issues arise, they will be able to provide support and intervention early.

Based on the progress she’s made over the last two or three days, everything seems to be moving in the right direction, although we know it’s going to be a long road ahead.

One thing we can’t stop thinking about is how everything happened. On the day Freya had the stroke, Toni had to stay in hospital longer because she needed surgery. Then, around nine hours later, we were moved from a dark room into a brighter one. The moment we stepped into that light, I immediately noticed that Freya looked grey. That specific moment led us to realise something was wrong, and ultimately saved her life.

She’s now back at PRU in Orpington and we hope to get her home in the next 3 or 4 days.

We received over 600 messages the last 12 days, so thank you to everyone who prayed and had positive thoughts 💛🙌🏼
