EPC Ratings

This post was inspired by a question asked by a prospective client as a result of our recent marketing campaign.

Question:
I have an overseas client who has a couple of old properties. EPC rating E and below. What options do we have?

Answer:
Properties need to have a minimum EPC rating of E or above.

These came into force on 1 April 2018 for new tenancies, and on 1 April 2020 for existing tenancies.

If the property has an F or G rating then you will need to carry out the requirements to bring it up to an E rating, or spend £3500 on suitable improvements to qualify for an exemption from the Minimum Energy Efficiency Standards.

Check if works can be carried out on insulation, windows and doors.

Check to see if you qualify for an exemption: prsregister.beis.gov.uk

In Autumn 2020, the government started a consultation on tightening the rules around energy efficiency standards:

- Minimum EPC rating to be raised from E to C.
The plan is to enforce this from 1 April 2025 for new tenancies, and from 1 April 2028 for existing tenancies.

- Cost cap to be raised from £3,500 to £10,000 per property
The government says this would be sufficient to bring more than 90% of D-rated properties up to a C rating, as well as nearly 60% of E-rated properties. It’s not clear whether existing spending would count towards the new cap.
