Checking out planning policy tonight... 😴
Whilst we'll always use a Planning Consultant to assist us, it's important to have a working knowledge of both national and local policy, as it will directly determine the viability of a site or plan.
So what are the NPPF and Local/Neighbourhood Plans?
🇬🇧 NPPF (National Planning Policy Framework)
- Sets out government's planning policies for England.
- Provides guidance on how they should be applied.
- Covers a range of topics including: housing, business, transport and the environment.
- Will directly influence your planning application!
🏘 Local/Neighbourhood Plans
- Informed by the NPPF but created by the local authority
- Outlines local planning policy, settlement boundaries and allocated housing sites
- Will be a key reference when assessing the viability of a development proposal!
It's important to note that planning policy is always open to interpretation by the planning officer assessing your application, which can lead to a lot of contentious decisions!
