Interesting local stats from the Office for National Statistics (ONS) show the average house price in Harrow at the end of 2024 was £533,000 up 2.3% on 2023. The average price paid by first-time buyers was £443,000, 3% higher than December 2023, while the average price of a home bought with a mortgage was £541,000, 2.4% higher than a year before.

Meanwhile, private rents rose to an average of £1,695 in January 2025, an annual increase of 9.8% from £1,543 in January 2024. This was lower than the rise in London (11% over the year. The average private rent was highest for detached properties (£1,530) and lowest for flats and maisonettes (£1,302) for Great Britain in January 2025.

The average price of property coming to the market for sale rises by 0.5% this month (+£1,805) to £367,994 says Rightmove’s latest data. After a fast start to the year which saw average asking prices rise by more than usual, February’s price increase is more subdued, below the longer-term average of +0.8%.

We’ve now had the first Bank Rate cut of the year and current forecasts suggest there are still two or three more cuts to come which could see the year ending with a Base Rate of 4% or lower.

The response from the market to the decision has been positive and mortgage rates have trickled downwards since the announcement. January was a record month for applications for a Mortgage in Principle on Rightmove, 49% more than January 2024. Global and economic news continues to affect market sentiment and outlook, with attention turning to upcoming inflation and earnings figures. Mortgage rates are now on a downward trend.

The average advertised rent on Rightmove of new properties coming onto the market outside of London has fallen this quarter for the first-time since pre-pandemic 2019, bringing an end to many months of new record rents. Rents are still 4.7% higher than this time last year, but this is the slowest rate of growth since 2021.

The average advertised rent of a home outside of London is now £1,341 per calendar month, dropping by 0.2% compared with last quarter.

While this equates to a drop of just £3 in newly advertised rents, it’s a key milestone for the market as the pace of rent growth slows, having accelerated by 12% year-on-year at the peak in 2022.

The average price of property coming to the market for sale rises by 1.7% this month (+£5,992) to £366,189 says Rightmove. This is the largest monthly jump in prices at the start of the year since 2020, as new seller asking prices bounce back from the usual seasonal fall in December and begin 2025 with some new year optimism.
