🏠 Most people choose an estate agent on a feeling. Three come round, one seems most confident or quotes the highest figure, and a contract gets signed at the kitchen table that evening.

We are an estate agent telling you to slow down. Twenty minutes of checks. Do them on us too.

βš–οΈ REDRESS SCHEME. Not optional; it is the law. Every residential estate agent must belong to The Property Ombudsman or the Property Redress Scheme. It should be on their website. An agent in neither is trading unlawfully.

πŸ’· CLIENT MONEY PROTECTION. If they hold your money, ask which scheme. Required since April 2019.

πŸ“„ THE CONTRACT. Sole agency or sole selling rights? (Sole selling rights can mean a fee even if YOU find the buyer.) How long is the tie-in? When can notice be given? What exactly triggers the fee?

⚠️ COULD YOU OWE TWO AGENTS? Ask before you switch.

What worries you most about the industry becoming too automated?

My concern isn't that AI gets too clever.
It's that people stop expecting anything better.

If buyers and sellers get used to generic advice, automated valuations, and property descriptions that could apply to any home on any street, eventually they'll stop knowing what good looks like.
And that's bad for everyone.

The industry has a habit of cutting corners when it can.
Automation makes that easier.

What worries me most is not the technology itself, it's the accountability that disappears with it.

People deserve better than that, especially when they're making the biggest financial decision of their lives.

It is UK Savings Week, so let us be honest about this one. Nobody can answer it for you, and anyone who says otherwise is selling something.

But most people compare them as if they were the same product. They are not.

πŸ”“ ACCESS: a pension is locked until 55, rising to 57 from 6 April 2028. Property feels flexible, but you cannot sell a bedroom. It is all or nothing, and it takes months.

πŸ’· TAX GOING IN: pension contributions get relief. Buying an additional property costs you 5% stamp duty surcharge on the WHOLE price, plus legal, survey and works.

🏠 WHAT PROPERTY CAN DO: you can borrow to buy it. Nobody lends you money for a pension. That cuts both ways.

πŸ”§ WHAT IT ASKS: tenants, repairs, certificates, voids, and a growing pile of regulation. EPC C by 2030. The new landlord database from late 2026.

⚠️ And one property is one asset, one street, one tenant. Nothing else in the pot to absorb a bad year.

The surveyor said the flat roof was on its way out.

The buyer got cold feet.
The seller didn't want to pay for a roof on a house he might not sell.

We got a trusted roofer to quote for the works and the solicitor agreed to do a retention, money set aside to cover the roof in between exchange and completion.

The buyer had security.
The seller had security.
Nobody was left exposed.

The roof was done, fully guaranteed, by a contractor we know and trust.
He even squeezed it in between Christmas and New Year.

Sale completed.
Buyer moved in happy.

It's a good reminder that a reliable phone book is one of the most underrated tools in estate agency.

If a problem comes up on your sale, it's worth speaking to someone who actually knows who to call.

Every private landlord in England will have to register themselves AND each property on a new national database. Not optional. Annual fee.

❗ WHY IT MATTERS: registration is tied to marketing a property and to using possession grounds. An unregistered landlord may not be able to do either.

πŸ“… WHEN: from late 2026, in two stages staggered by area. That is genuinely as precise as anyone can honestly be right now. No confirmed date, fee or regional order. If you see a specific launch day quoted, check whether it came from the government.

πŸ“„ WHAT YOU WILL LIKELY NEED, per property: gas safety record, EICR, EPC, plus your own details kept current.

βœ… WHAT TO DO NOW: one file per property with those three certificates and their expiry dates. Fix the gaps while there is no deadline. An expired EICR is a job today and a problem when everyone is registering at once.

What separates a good agent from a bad one when things go wrong?

A bad agent crosses their fingers and hopes the problem sorts itself out.
A good one picks up the phone.

The difficult conversations are the ones that matter.
Working out what the problem actually is.

Finding a solution that works for both parties.
Keeping things moving when everything feels like it's stalling.

You can't do any of that by ignoring emails or hoping for the best.
It's not always comfortable.

There's a lot of emotion involved in these situations.

But being upfront, being honest, and genuinely trying to find a way through is the only approach that actually gets deals done.

Because fixed rates are priced on what markets expect next, not on today's Bank Rate. Moneyfacts put the average two-year fix at 5.63% on 7 September 2026, up from 4.96% a year earlier. πŸ“Š

For most homeowners, a hold changes nothing this month. 91% of mortgage balances are on fixed rates (FCA, Q1 2026). The date that matters is the day your fix ends.

⏰ Deal ending in the next six months? Speak to a broker now, not the week before.

And look at the vote, not the headline. In July, three of the nine wanted rates to go up.
