The Buy, Refurbish, Refinance, Rent strategy hasn't disappeared, but the numbers have changed.

Investors may need to leave more capital in deals as refinancing becomes more conservative. But that isn't necessarily a bad thing if it results in lower gearing and healthier cash flow across the portfolio.

Cheap debt made rapid scaling easier during the previous cycle. Today's market demands better stress testing, tighter risk management and a much greater focus on long-term sustainability.

Changes around staircase requirements have created another major challenge for office-to-residential conversion projects.

Many older office buildings were designed around a single central core. Introducing another staircase can mean sacrificing valuable floor space, altering structural elements and completely redesigning the proposed layout.

What looks like a relatively simple compliance issue can therefore fundamentally change the development appraisal.

For some buildings, the numbers may no longer stack at all.

The purchase price is only the beginning when you're buying an investment property.

We've heard plenty about a supposed "landlord exodus" and predictions that a flood of former rental properties could hit the housing market.

But the underlying picture is more nuanced.
