Lendlord flags the overdue review, pre-fills the official form and checks your start date lands on a rent-period day. Then you serve it and keep proof.

As portfolios grow, where landlords invest changes too.
Lendlord’s Q3 2026 data shows a clear shift: the North West grows from 9.8% of landlords with 1–3 properties to 19.6% of those with 20+, while the South East falls from 14.5% to 5.4%. Scotland also rises from 2.9% to 8.9%.

38% of buy-to-let mortgages expire in the next 12 months.
If your fix ends and nothing new is in place, the loan drops onto the reversion rate the following month. On a £180k interest-only loan that’s roughly £444 a month more than a new fix.
The fix is mostly timing. Reserve a product six months out (it’s an option, not a commitment), check your ICR, and get your paperwork ready before the last two months. If the loan sits in a company, start a month earlier.

First-time landlord? You can absolutely buy through a limited company from day one.
No portfolio needed to get started - lenders just look slightly different at your first application. But once you’ve got 6-12 months of landlord experience, the criteria relaxes fast.

One thing people always ask: why does a limited company mortgage still check personal income? Because any director or 20-25%+ shareholder gets assessed like a personal application - property experience, income, credit, all of it. Not because they doubt your company. They just want to know the mortgage gets covered if the property sits empty for a stretch. It’s a long-term product, so that’s the reassurance lenders need.

Is your rental portfolio actually profitable, or does gross yield just make it look that way?

Lendlord Benchmarks put median net cash flow at £11,471 a year across portfolios of four to ten properties, but the median gross yield (4.25%) and median net yield (1.56%) tell very different stories. That 2.69 point gap is mortgage interest, management, maintenance, insurance and voids, and it’s why a headline yield from an agent rarely matches what actually lands in the bank.

The lower band isn’t far off breaking even either - net cash flow of -£448 for the year. Not a disaster, but a full year of ownership for nothing, and a portfolio sitting there has no buffer left for the next rate reset.

Swipe through the full breakdown, then check where your own portfolio sits - lower, median, or upper with Lendlord Benchmarks.

A lot of lenders now charge percentage fees, and a low headline rate can hide steep costs behind it.
At Lendlord, we look at the overall total cost, not just the rate, because that’s what actually saves you money over two or five years.

This matters most with interest-only mortgages, where fees get added to the loan and the debt doesn’t reduce. If you’re above 75% LTV at refinance time, that gap can catch you out.

Headline rate vs. total cost. Only one tells the full story.
