Welcome back to news of Epsom's property market, where each week I bring you different local property market stats and trends. This week I am back again with February's £/sq.ft statistics.

The average property in Epsom is currently on the market for £518 per square foot, a figure that reflects the heartbeat of Epsom's property market.

Last month it was £516 per square foot.

That doesn't mean Epsom house prices have changed by that percentage; it just means the mix of properties for sale has changed, thus changing the £/sq.ft figure. This snapshot is crucial for local homeowners and landlords; it's not just a number but a story of our community's property market.

The UK property market has started 2026 with a real sense of momentum. Sales agreed year to date are running 18.3% above the ten year average, a clear sign that buyers are active and making decisions early in the year.

This level of activity is particularly encouraging when set against the more measured conditions of the last couple of years. It shows that well priced homes, marketed properly, are continuing to attract strong interest and secure buyers, even in a market where affordability and confidence still matter.

That said, a strong start does not remove the need for realism. Achieving a sale remains about getting the price right from day one and managing the transaction carefully through to exchange. The most successful moves are still being driven by sensible pricing, clear communication, and proactive sales progression.

For homeowners thinking about moving in 2026, the message is clear. There is demand in the market, buyers are out there, and with the right strategy, homes are selling. My Property Market Predictions For Epsom

As we move into early 2026, I’ve been taking stock of what I’m seeing day to day across Epsom, Epsom & Ewell, and the surrounding areas that naturally move together – Stoneleigh, Banstead and Tadworth.

Rather than relying on headlines or national soundbites, these predictions come from conversations on viewings, feedback after open days, agreed sales, and the deals that didn’t quite come together. That’s often where the real story sits.

This part of Surrey has always behaved slightly differently to the wider market – and I don’t expect that to change in 2026.
