Time to express my thanks to my team in UK!
We have achieved 2 deals sold and 2 deals refinanced in Year 2021.
Can now recycle the funds to carry on more deals.
My takeaways:

1. Selling a property in UK takes much longer than Hong Kong even in a buoyant market. Can sometimes take more than 6 months. Stay patient!

2. Never underestimate the importance of staging your property for sale

3. Lenders always say all terms and conditions are standard. Count on all power of your power team to negotiate the terms in favour of you.

Longer than expected journey but worth the wait!

Presenting to the market a 5 bed multi-let for students.

Key learnings:

1. Mitigate risk by obtaining planning permission prior to exchange of the property to ensure we can ensure our strategy - multi-let;

2. Switch to Multi-let strategy as the HMO market is becoming more competitive and more costly to maintain.

3. Due diligence - tap into investor network in the market to verify rental and buying demand.
