Just on site checking out the roof progress on one of my landlord’s HMO projects that we’re currently managing.

It’s great to see the works moving forward properly, with the correct permits in place, the right trades on site, and compliance being taken seriously from start to finish.

This is exactly how property projects should be managed.

No shortcuts.
No guesswork.
Just proper planning, proper compliance, and a strong end result.

The roof is looking really good, and this project is another step closer to becoming a high-quality HMO investment.

If you’re a landlord or investor looking for support with your next property project, HMO conversion, refurbishment, or hands-off project management, feel free to message me directly.

Big progress on our latest HMO conversion 👷‍♂️🔨

Stair installation began, expertly installed by my joiner, and it’s a real milestone because it unlocks the next stages of the build (first-fix commencstion and access between floors).

Follow This Flip: Budget, Timeline & Results 🏠🔨

I’m starting a full buy–refurb–sell project for an investor, with a target profit of £45k–£70k.

The plan:
✅ 8-week refurb to get the property fully market-ready
✅ Then straight into marketing to secure a buyer and complete the sale

I’ll be sharing the full journey, costs, progress, before/afters, timelines, and the final numbers.

If you’re into property, refurbs, or want to see what really goes into a flip, hit Follow and keep an eye on this page. 👇

What do you want to see most, budget breakdowns or before & after transformations?

Here’s a solid Facebook post you can paste in, written to clearly explain what it’s about and invite engagement:

New Project: Investor Refurb (Follow Along!) 🛠️🏠

I’m kicking off a full refurb on a house for an investor, with one goal: get it market-ready and maximise the resale value.

Over the next few weeks I’ll be sharing the process step-by-step, what we’re changing, why we’re doing it, the costs (where I can), the timelines, and the little wins/lessons you only get on real jobs. Expect plenty of before/after shots, progress updates, and a few honest realities of refurb life.

If you’re into property, refurb transformations, or you’re curious what actually adds value before a sale, this one’s for you.

👇 What do you want to see most?
1. Before & after rooms
2. Budget breakdowns
3. Materials/finish choices
4. Mistakes to avoid
5. Timeline updates

Any decent architects and structural engineers you lovely bunch can recommend in Sunderland and surrounding areas?

Thanks in advance 🙂

Proactive day behind the scenes today 👷‍♂️📐
✅ Reviewing engineering calculations & schematics
✅ Ordering materials
✅ On the phone with Northern Powergrid
✅ Emails sent, trades booked, timelines moving

This is what “hands-off” actually looks like. We handle the detail so you don’t have to.

If you’re:
🏠 Selling a property that needs remedial works before it’s market-ready, or
📈 An investor wanting an end-to-end, turnkey, hands-off experience (refurb → ready → sell)

We do it all across Tyne & Wear and surrounding areas from Newcastle to Saltburn.

DM “REMEDIAL” or “HANDS OFF INVESTMENT” and I’ll get in touch.
