Dot Dot Dot Property Guardians We’re on a mission to improve lives by turning empty properties into low-cost, temporary homes. In return, the guardians receive inexpensive housing.

We house residents – known as property guardians – to live in buildings that would otherwise sit empty. Property guardians keep the building secure for the owners and wider community. Unlike other property guardianship providers, Dot Dot Dot guardians commit to volunteering for at least 16 hours a month while they are housed with us. That’s because we believe in a society where people have the tim

Check out one of our amazing guardians, Amy, featured in The Times this week!

Amy lives at Ham Close in Richmond, a place she calls “idyllic”, in a home set for future regeneration. By living as a property guardian, she pays a fraction of traditional London rent, giving her the space and financial freedom to actually save while staying rooted in the city she loves.

With so many empty spaces across the UK waiting for redevelopment, guardianship turns vacant buildings into vibrant, inexpensive places to live while keeping them secure and cared for.

Thomas is one of the first people a guardian meets and one they see most regularly. As a member of our field team, he's on the ground every month, checking in on properties and the people living in them.

Over time, he's learned that those visits become something more than a checklist. Guardians share where they're from, what they're working towards, and how they're getting on. And occasionally, he's the person a guardian calls when they really need help.

As part of our 15th birthday series, Thomas reflects on what fifteen years of Dot Dot Dot looks like from the ground up and why showing up for people matters more than most people realise.
