New analysis suggests around 100,000 converted homes could face overheating risks, with issues such as poor ventilation, excessive glazing and limited shading making it harder to stay comfortable when temperatures soar.

Quick heads up for landlords and letting agents. From July 2026, the energy price cap is rising by 13%, and that is going to quietly push up the cost of every empty property in your portfolio.

It is not just about higher bills, it is the standing charges during void periods that really start to add up. And if your meter readings are not spot on at check out and check in, you could also be paying inflated estimated bills without realising it.

Nothing dramatic needs to change, but it is worth tightening up your process now. Make sure accurate readings are sent every time a tenancy turns over, so you are only paying for what was actually used.

Small admin fix, but it can save a noticeable chunk across a busy portfolio.
