Estate agents get asked to work miracles sometimes. The truth is, there are a few things that are just out of their hands.

⏳ They can’t speed up solicitors
They’ll chase and push, but legal timescales are out of their control.

📅 They can’t guarantee a completion date
Nothing is fixed until contracts are exchanged, especially in a chain.

💷 They can’t force a higher sale price
The market decides what buyers are willing to pay, not the agent.

🤷‍♂️ They can’t stop people changing their minds
Buyers and sellers can pull out anytime before exchange.

In short, they can’t control everything… but a good one keeps it all together when it counts 👍
