✅ PII & PLI - This kind of insurance protects professional advice and service-providing individuals and companies from having to pay the total cost of defending against a negligence claim made by a client and damages awarded in a possible lawsuit.

Landlords will be banned from charging ground rent to future leaseholders, under a new law that will lead to fairer, more transparent homeownership. It will also apply to retirement homes, which will come into force no earlier than 1 April 2023, and more details will be confirmed in due course.

Private tenants receiving housing benefits, or the housing component of UC can apply for DHPs if their benefits do not fully meet their rent payments.

The scheme is administered by the Northern Ireland Housing Executive (NIHE) and there is a limited budget, once the fund is exhausted it closes until the next financial year.

The average price of property coming to market jumps by 1.7% (+£5,760) this month to £354,564, breaking through the £350,000 barrier for the first time.

The average monthly rise is the largest seen at this time of year since March 2004, pushing the annual rate of increase to 10.4%, with all regions and countries except London and Scotland now up over 10% annually.

Make the most of this opportunity by:

✅ Checking how well the property has been maintained - look at gutters, windows, roofs

✅ Checking to see how the place is heated and how well insulated it looks - this will affect your bills

✅ Asking to see the gas safety certificate and operating instructions for electrical items. Are there enough sockets for your needs?

✅ Running the taps, bath, and shower, and flushing the toilet. Do they all work? Ask to be shown that the heating and hot water works - and that windows open
