If you rent a property in England and pay a tenancy deposit, it should be protected in a government-approved scheme.
This helps ensure deposits are handled fairly at the end of a tenancy.

What to expect:
• Your deposit should be protected within the required timescale of 30 days from receipt
• You should receive information about the scheme being used
• Any proposed deductions should be explained, and can be challenged if you disagree

Keeping records and photos throughout your tenancy can help avoid disputes later on.

London Zoo's popular Zoo Nights are back, giving adults the chance to explore the zoo after hours on selected Friday evenings throughout June and July.
Enjoy seeing the animals at dusk, take part in special tours, listen to live acoustic music, tuck into street food and soak up the unique atmosphere as the sun goes down. To celebrate ZSL's 200th anniversary, visitors can also follow a special blue plaque trail around the zoo.

A holding deposit is designed to reserve a property while the initial tenancy process takes place.

In most cases:
• it holds the property for up to 15 days while referencing is completed
• it is usually put towards your first rent payment or tenancy security deposit
• it can only be retained in certain circumstances, such as providing false or misleading information

Before paying a holding deposit, make sure you understand the terms and timescales involved.

• avoid leaving food uncovered
• empty kitchen bins regularly
• keep window sills clean
• consider using fly screens if you like keeping windows open
