‼️ Who was in the wrong here, the landlord or the tenant? 🤔

The landlord for not providing a door stopper, or the tenant for not reporting the damage when it happened?

Without a door stopper, the handle repeatedly hit the wall and eventually created a hole. A small, inexpensive fix could have prevented a bigger repair.

🏡 House or flat? House.
🍽️ Open plan or separate kitchen? Separate kitchen.
🛏️ Bigger garden or extra bedroom? Extra bedroom.
📑 Guaranteed rent or self-managing? Guaranteed rent. (By RSK ofcourse 😎)

Why?

• House over a flat – No service charges, no ground rent, and you have full control over your property.

• Separate kitchen – Better from a fire safety and compliance perspective. Open-plan layouts can work, but they often come with additional fire safety requirements and extra costs.

• Extra bedroom – An additional bedroom will usually add more long-term value and rental demand than simply having a larger garden.

• Guaranteed rent – Consistency. I would rather know my rent is coming in every month than spend time chasing payments.
