I arranged for cover to make sure my players didn't miss their tennis and I didn't miss my property education. Fantastic.

So the market is stagnating due to reduced affordability. Many vendors can't take the reductions needed to shift the stock.

Rents are rising due to landlords offloading stock.

*PLOs*: with a creative approach, vendors can be offered a higher price than from a cash buyer, but as an option contract. In the meantime as investors we can sublet the property to benefit from increasing yields due to higher rental demand.

It is time to accept that shorter term assisted sales must have the option to be converted into longer term contracts. Properties targeted must be buy to let type properties that can cashflow whilst a buyer is yet to be found. This is why 2 weeks ago I adjusted my search criterea to £600k or less properties. This is the lower end of the North West London Housing market which I target.
