Check out this link if you are looking at rental properties in London. It is a produced to show if the property you are interested in needs a licence, nearly always required for 3 or more sharers. If so, ask for a copy of the licence before you agree to rent.

Prior to the Leasehold Reform Act, the freeholders could set ground rent at whatever amount they chose. New protections do not extend to existing property owners. Many current leaseholders have found they are unable to sell as mortgage firms and banks may not approve lending on such properties.
