📣 *DEAL SOURCERS! I’M EXPANDING MY TEAM!*

I’m actively looking to build long-term relationships with reliable, proactive deal sourcers who understand my buy box and can consistently bring me strong opportunities. I’m not looking for a one-deal relationship. I want to work with sourcers who can become a regular part of my acquisition team and get to know me and my needs.

💰 *HOW OUR SOURCING FEES WORK*

For every deal we agree to purchase:

•⁠ ⁠*50% of the agreed sourcing fee is paid on completion of the purchase*
•⁠ ⁠*The remaining 50% is paid on completion of the onward sale* These terms are non negotiable, so if they don't allign with you, we won't be a fit working together.

While the property we purchase is being renovated, I may well be purchasing our next deal from you too, meaning the opportunity for regular commissions rather than waiting for one project to finish before sourcing another is a thing!

Alongside our agreed sourcing fee, I also want to reward the people who consistently bring us great deals. Once we have successfully purchased multiple properties through you, additional financial bonuses are available as a thank-you for your continued work and loyalty. I have done this in all of my businesses and it really builds a loyal, committed and driven team. When you pay people well, they don't want to work with anyone else! A PLAYERS NEED PAYING LIKE A PLAYERS!

Your success contributes to my success and I want our working relationship to reflect that.

I want my sourcers to be genuinely motivated to find the next deal, knowing that strong performance and consistency are recognised and rewarded.

*A NOTE ON REGISTRATION FEES*

We do *not* pay upfront registration fees or retainers to work with deal sourcers. Our model is performance-based: I am paying for your *expertise, sourcing ability and ultimately, a deal that we successfully secure*.

If your business model requires investors to pay an upfront registration fee before receiving opportunities, then we’re not the right fit for each other (unless you want to consider my terms, then let's have a chat!)

Send me quality deals that genuinely fit my buy box, with sensible numbers and enough margin, and there is no reason I wouldn’t buy from you, so there's no need to want to ‘protect your sourcing time'. Great deals will sell.

An appreciation post from the heart! It's been a little while since I posted as life is all sorts of crazy right now 🥰 I’m building a property portfolio but I’m still very much coaching full-time as an Entrepreneurial Business Coach.

I don’t have a course. I’m what you're investing in. When someone personally chooses to work with me they’re placing their trust in me and that’s something I will never take for granted. To me, customer relationships and genuine care are incredibly important in the service I provide. I want every client to feel supported, understood and truly valued.

I’m incredibly proud that my clients consistently choose to extend their coaching. What's even more special is that many of them become wonderful entrepreneurial friends that I meet up with globally! For the remainder of 2026 I have trips planned to Wales, Germany, Netherlands, Belgium, Possibly Texas and potentially Spain. All meeting clients who have become friends or business partners overtime! It’s also measured by the relationships it creates and the way people feel while working with you The secret to living is giving. That really resonates with how I approach coaching. I’m always working out ways of how can I give more to anyone I cross paths with. How can I support this person more deeply? How can I help them move forward with greater confidence?

Alex Hormozi shares a brilliant customer-care lesson called “The Angry Boat.” The idea is that there can only be one person in the angry boat so that when a customer is upset, don’t dismiss or minimise how they feel. Sit calmly in the boat with them, validate their frustration, show them you genuinely understand and intentionally help make things right. Often, once people feel heard and supported they naturally begin to calm down.

I've learnt in business that clients may not remember every lesson you teach, but they will always remember how you made them feel. I’m so grateful for every person who has chosen me as their coach over the years, I love that people have continued working with me and trusted me to be part of their entrepreneurial journey. I will never take that for granted. Remember this when you're building relationships within the property sector! Last night was a late one! After crunching numbers until the early hours of this morning, we finally submitted an offer on a property this morning! 🏡

However ... Our offer was rejected and another investor secured the deal.

Did we lose? 🤔 Absolutely not. This one deal taught us so much whilst going over the analysis! And it didn't cost us a penny in purchase price.

Here's what we learnt through analysing this deal:

🔨 The true cost of complete asbestos removal 🤮 🤣

⚡ What it actually costs to fully rewire a property to bring it up to current safety standards.

📊 Calculating over& over what percentage return we could realistically offer our investors so that it was appealing! (Hint; it's more than any bank interest will ever offer you & in a much shorter time!) 😉

After crunching the numbers, we put in a cheeky offer £30,000 below the asking price 😅 Property development isn't about looking at an asking price and deciding whether it works. It's about doing the math to see WHAT offer works for you ... Running the numbers again. And again. And again. And again.

It HAS to work for your strategy, & it HAS to work for more than 1 exit!

We didn't secure a property before the week was up, but we did secure even more knowledge.

Every deal analysed is another lesson banked. That's money saved in the future! Every "no" gets you one step closer to a "yes!" 🙌

WHERE DID HALF THE YEAR GO?! 😅

One of the greatest blessings I have had this year is being in a position where people trust me to help them put their capital to work.

That trust is never taken for granted and I'm committed to building strong relationships with those who work with my team and I.

You'll see a little less of me on social media this month. Not because I'm slowing down, but because I'm focusing on building.

Breakfast & Business planning ❤️

Success does not happen by accident or luck. It is built through vision, through discipline, through consistency & most importantly planning.

So many people say they want freedom & wealth, they say they wish they had more money or the pot someone else worked hard for, but they never sit down and create a roadmap to get there. Dreams without a plan just stay dreams.

Successful people don't wake up & hope things work out. They plan. They prepare. They execute. 🚀

Fear & limiting beliefs are the biggest dream killers, & the craziest part about these thoughts is that most of the limits you believe are not even real. They are stories you have repeated to yourself so many times that your brain accepts them as truth. "I can't, I won't ever" ...

Your brain doesn't know the difference between fact or fiction. What you repeatedly tell yourself becomes your reality.

If you keep saying:

❌ “I can’t do it”
❌ “I’m not good enough”
❌ “Success is for other people”

You will unconsciously find evidence to support those beliefs.

But if you tell yourself:

✅ “I am capable”
✅ “I will figure it out”
✅ “I can achieve anything I commit to”

Your mindset shifts & your actions follow 💥

This is why WHO you surround yourself with matters so much.
You become who you surround yourself with.

If you spend time with negative people who complain, make excuses & stay stuck, you will too. I'm so protective of my energy!

If you want success then find people who have achieved what you want to achieve.

Learn from them.

Get in the room with them.

Watch how they think, move & speak. 👏

Growth is contagious.
Confidence is contagious.
Success is contagious.

The right environment will expand your vision.

Despite what the media tells you, the property world is thriving right now. 🏡

Yes new laws are coming into action, higher taxes, (blah blah blah) And yes, change can feel scary, but to the entrepreneurial mind. this is proof we need that the market is actually evolving.

'They' put these blockers in place to keep the public stuck. The keep them predictable. Because people who live in fear are easily controlled. 🥴

Here's what I believe ... (I was going to do this as a video but it's not hair wash day and my kids are set on murdering one another every 5 seconds!) 😭

The world of property has proven itself time and time again to create more millionaires and billionaires than any other industry. But! (big but) only if you put in the work and you educate yourself. 📚 (Now picture me raising an eyebrow) - this seems more effecting than adding in an emoji 🤣

When you understand the rules of wealth you stop guessing. You stop relying on rumours or living with limiting beliefs.

You start making smarter moves.
You learn which strategies still work.
You learn how to structure deals properly and how to protect your returns in every climate.

The people who win in property are not the ones who panic when legislation changes.

They are the ones who adapt fast and analyse the numbers so that they can move with clarity.

New laws are not the end of an opportunity. They are simply a filter and all you need to do is learn to fit through the gaps ... ✨

Join the conversations with people discussion solutions not problems.

Get the right guidance from people who have achieved what you want to achieve and learn what you need to know before you put your money down.

This should be applied to anything you do in life really! But too many don't and play victim! Too many just drift, they simply 'exist' ... and that to me is more terrifying than taking an informed risk anyway!

Property investing is the best way to build real wealth BUT you have to be educated.

I am simply sharing my knowledge and thoughts as I do this thing called life. Some days it'll make sense, others, it absolutely will not ... (IFKNY)

FEAR keeps more people small than any lack of talent ever will.

If you want to live the life of your dreams you must learn to face the fear and move through it anyway. 🌟🔥

Fear is normal.

Fear becomes a problem only when it decides your future for you.

A beautiful friend of mine and Life Coach once said to me "Imagine if you let curiosity or courage choose instead? The life on the other side of fear is not just possible ... It's waiting to be explored" ✨ - Didier Schwab

Why it is important to overcome fear?

Because freedom is the ultimate wealth. Financial freedom, time freedom and the freedom to choose your path all begin when you stop letting the unknown decide your worth.

When you learn to take imperfect action you build momentum. Momentum turns anxiety into confidence and ideas into outcomes. 🚀

To start overcoming fear you need to first know what you're fearful of!

So what if you fail? Ask yourself instead WHAT IF YOU SUCCEED?!

Don’t wait to be perfect. Learn.

Education closes gaps and therefore reduces risk.

Read, ask questions and find mentors who have already done what you want to do. 📚🤝

Take small consistent action and the results will come. Small actions compound into big results. No one wins a gold at the olympics without first training and failing over and over. Failure is feedback!

You need to protect your time and your health because freedom without health is hollow. Invest in both as you scale your life. 🧠 💪 If your body isn't wealthy but your bank is, you are living in your own prison.

You are not defined by where you start.

You are defined by what you do next.

Courage is not the absence of fear.

Courage is moving forward in spite of it.

Freedom is earned one small decision at a time.

What does real freedom look like to me? (It's be different for everyone!)

Waking up because I choose to, not because an alarm forces me.

Choosing where I work in the world and who I spend your days with.

Having the time and financial backing to home educate my children - showing them whats possible and how to build real wealth.

Being able to invest in my health, my children and a future without constant compromise with my husband. 🌍🏡❤️

I knew I'd never step away from my Life Coaching! I may have changed business models but I will always look to inspire others to live a life on their terms. Whatever that may look like!

The life you dream of IS available to you.

It'll cost courage, most definitely time and you'll need curiosity.

It will not reward excuses. So start where you are and learn whats needed. ✨

Well look who we bumped into!

We were invited to the Property Wealth Summit recently & met the wonderful Abi Hookway!

We sat down with Abi to discuss property strategies as we were a little unsure on Deal Packaging, despite having the experience to do this we were hungry for more ...

Abi & I discussed my experience as Land & Property surveyor, my experience as former estate agent & background in high ticket sales & coaching, & she encouraged me to just RUN with it & go for the high end flips that are pinned on my vision board. 🎯✨

I turned up to this event with the intention of finding Developers & offering professional deal analysis & packaging to save them time. Valuations, numbers, offer negotiation, renovation plans ... thats a second language to me. After an incredible 1:1 with Abi everything's changed.

We've ditched the original plan & pivoted to a much more exciting strategy that we are already putting into action 🔥

So what is the plan exactly?

We're looking for a flip opportunity with high returns & a premium finish.

We're not shy about targeting £100k plus profit margins. The more 0's the better! So long as there is a number greater than 0 at the beginning 😆

We are also already in talks about investing alongside an amazing couple we met at the event on a potential £1.2M JV. I'll share more on that another day! 🏡

What are we committing to in April?

Secure a property. This is a non negotiable.

Raise the investment.

We will offer a VERY healthy ROI as a thank you to the investor who backs our first official flip under our new limited company.

Once we acquire a property we intend to move fast! 🤝

Beyond deals, the Property Wealth Summit expanded our entrepreneurial circle. We left with new friends & have already planned dinner dates, celebration drinks & we're even in discussion about a JV “business” trip to Hawaii. 😆 😉

Work life balance isn't needed when you do what you love! 🌴🥂
