Fencing completed in May 2026
Removed existing concrete posts, gravel boards and panels.
Installed new 7ft fence across the back with 2x 12” recessed gravel boards to help retain soil and granite behind it and 5ft feather edge golden oak fence panels.
Dig out and fitted 9ft corner post to return fencing down the side.
Installed new 7ft fence down the side with 2x 12” recessed gravel boards and 5ft feather edge panels to match the back fence.
Installed new 4ft fence across the front with 1x 12” recessed gravel board and 3ft feather edge panel.
Cut each bay down into 3 equal bays instead of having one full bay then a very small bay at the end as agreed with the customer.

Kitchen alterations and installation completed in April 2026.
Ripped out existing kitchen. Pulled ceilings down to access services, took existing floorings up and knocked non load bearing partition wall through into dining room.
Built a 4 inch stud wall partition between living room and new kitchen diner.
Core drilled through the brickwork and Installed 6 inch ducting into the ceiling for ceiling mounted extractor fan over the peninsula. Fitted gravity grill on the outside.
Altered services for new kitchen plan and insulated ceiling space and stud wall.
Plastered out and fitted new kitchen and worktops supplied by magnet.
Laid new flooring through the hallway and into the kitchen/ dining area.
Fitted removable access panel and cupboard around the boiler and services.
Tiled around the window with square chrome trim and light grey grout.
Fitted new 5 inch torus skirting and 3 inch torus architraves.

Built In wardrobes completed in March 2026.
Fitted from floor to ceiling finishing flush to the existing chimney stack. Creating two double wardrobes (1100mm wide) one for shelving and one for flat hanging space. One single wardrobe (700mm wide) shelved out evenly. Wardrobe frames Made with 16mm white melamine faced chipboard. Timber Frame work made with 32x32mm planed timber. Doors made out of 18mm MDF with fitted panelling effect. All bare wood primed and undercoated. Doors fitted with 107 degree soft close hinges.

Bathroom completed in April 2025
Existing bathroom ripped out including; toilet, basin bath, shower, flooring, ceiling and radiator.
Tiles and plaster hacked off the walls.
Made electrical and plumbing alrerations.
Replaced and put back floorboards.
Fitted ply down to the floor.
Re-platserboarded the walls and ceiling.
Fully tiled bathrooms with 600x300 white gloss tile.
Fitted new linoleum herringbone style flooring.
Fitted new sanitary ware including; shower tray, shower screens, toilet with W/C unit concealed cistern, vanity unit with glass basin, towel radiator and shower.
Fitted spotlights and lighted mirror cabinet.
Re-hung existing door.

Fitted Kitchen completed with island, Belfast sink under cupboard lighting, fridge/freezer unit, larder units, wall units, cornices and pelmits.
Dishwasher, Range cooker and re-circulating cooker hood plumbed and wired in.

Removed existing partition balustrade and handrails.
Notched the bottom newel post around the bottom bull nose tread.
Notched the second newel around the string of the stairs.
Notched and fitted the the third newel post around the apron of the stairs on the landing.
Notched and fitted the half newel post around the apron on the landing return.
Fitted a temporary ply banister for safety while work was undergoing.
Machined a 12mm rebate in the top of the oak base rail and the bottom of the oak classic handrail.
Fitted the oak base rails and handrails tennon jointed into the newel posts, dowelled, glued and screwed.
Cloaked the apron and the string of the stairs with oak.
Fitted ply into the rebates for safefty while the glass panels were on order.
Fitted 8.8mm laminated, toughened, low iron glass panels into the rebates with equal spacing and siliconed into place with clear glazing sillicone.

Replaced damaged tin slate with lead slate fitted around existing SVP pipe.
Replaced broken tiles and made water tight.
Capped off with bird guard.
