So chuffed work is finally underway to improve the energy efficiency and replace the roof of the block one of our flats is in.

The walls are being insulated and replaced with new tiles. New flat roof with venting to the exterior for the bathroom extractor. So needed! New heating, trickle vents, doors being shortened to create further ventilation.

Been a long journey with mould and damp issues and really hoping this will go a long way to solving them. 🤞

Funding provided by government schemes to reduce emissions from homes and create warmer homes. Also further part funded by Southampton Borough Council and us the landlord.

The EPC rating will update from a 'D' to a 'C'.

When I first saw the letter about this I thought it was a scam! So do investigate and it wasn't until another block in the close was being done that I and other landlords realised this was the real deal.😄

A lettings agent has just rang me asking if I have any properties available for renting. Again, significant of the market right now as they never call me - so supply must be very low.

Almost never see this.... very indicative of the market right now. Good time to buy particularly if you have cash!

I had to mention Episode 9 of the new series which covered 3 flats - well if you don’t know Restormel Properties enough, we love flats!

The first is a 2 bed in Vauxhall which had an unspecified ground rent in the contract therefore deeming it unmortgageable. The buyer was a local estate and letting agent who had been looking for these types of opportunities. He bought for £417k did a very nice refurb for £20k and then got the most amazing revaluation of £895k!!. Doubling the money!
For the ground rent he contacted the freeholder and got that resolved pretty easily.
What a deal..and not just one flat but two!!

Another one in the episode was a house split into two flats in Aylesbury, Bucks. The buyer did a great refurb and will retain as two rental properties. A very nice purchase and long term investment especially with it being a characterful property with period features which he beautifully reconditioned. Love this one too.

Just finished reading Paul Ribbons ‘Hustle your way to Property Success’. Couldn’t put it down! It’s such an inspiring read of how Paul negotiates great deals through agents and then sells back into auction.
Some fantastic tips in there how to hustle....😊
Definitely recommend for anyone looking to become a property trader or indeed portfolio builder.

It’s been a bit of a rollercoaster on a flat I purchased in Holbury near Southampton back in October. Tenants moved in late December and within 4 days they had water leaks coming from the ceiling in the bedroom and lounge which then spread to every room.

Turns out the roof has needed repairs for about 10 years but the leaseholders/freeholder couldn’t come to an agreement. I think it was just a matter of time and the weather before the leaks occurred again in my flat.

We’ve ended up replacing the whole roof after attempting to go 1m up from the guttering line but finding the tiles were broken and chipped and it made sense to replace all the tiles rather than just some.

It’s looking so good now and will surely stand out in the cul-de-sac against all the other flats.

Question is will the surveyor give it a much improved valuation next week?!

I really hope I get a good one 👌

Currently watching the Auction House London live stream property auction. Really interesting to see how the auctioneer manages the bids coming in either online, proxy or on the phone. No in room bidding still! I think Andrew is definitely getting a higher price for the seller by working the remote bidders by talking to them and asking for final bids as opposed to some of the other auction houses who rely purely on automatic online bidding.

Just wanted to share another great Homes under the Hammer episode featuring a property in Southampton. The same property investor who bought the last one I featured!! She once again chose to increase the bedrooms, this one a 2 bed into a 3 bed.

Here’s the figures
Purchase price of £165k
£16k refurb
Total spent £181k

Revalued at £230k giving a profit of £48k -nice! The refurb costs she keeps low as she has an in house team of contractors so it wouldn’t necessarily be the same figures for everyone.

However Layla wanted to keep this property for long term rental and found a tenant straight away paying £1100 giving a 7% yield.
A very good deal as once she re-finances she will only be leaving in £8k!
