Empty rooms may feel spacious, but buyers often struggle with scale and imagination.
In the UK, staged homes typically sell for 8-10% more than their non-staged counterparts.

That’s not just aesthetic, that’s solid financial impact.

In addition, staged properties often spend significantly less time on the market (around 24 days vs. 69 for unstaged).

If you had told me two years ago that I’d be helping lead the Home Staging Association, I’m not sure I would have believed you. Yet here we are.

When .harrington , HSA’s founder, reached out and invited me to join as a Director, I felt genuinely honoured. She saw my passion for bringing home stagers together and my belief in collaboration over competition, values that have always been at the heart of HSA.

From day one, the Association has worked to set standards, support professionals and build confidence within our industry. And stepping into the role of Vice-President over a year ago has been one of the most intense, challenging and rewarding chapters of my career.

Together with Natalie Evans and Lazer Levy, we got to work. We rebuilt foundations, strengthened processes and focused everything on one goal: serving our members and leading our industry with purpose.

And last week marked a milestone I’ll never forget:

our first ever HSA Conference.

A room full of passionate home stagers, new faces and old friends, inspiring speakers and brilliant sponsors. The energy was electric, and the conversations sparked ideas that will shape our plans for 2026 and beyond.

Here’s something important I want to share.

My work for HSA has been my way of giving back to a community that has supported me, inspired me and shaped my journey. I’m deeply grateful that Paloma trusted me with this responsibility.

What I didn’t expect was how much this experience would give back to me:

✨ My business has grown,
✨ I’ve discovered my voice in the industry,
✨ And I’m more committed than ever to helping other home stagers grow theirs.

We've been busy!

Absolutely love how this 7bed HMO turned out.

We can help with the design, fixtures and fittings, mood board, furniture sourcing, kitchen/cleaning packs, and styling.
We place all the orders, get things delivered, replaced (if needed), unpacked, boxes binned (at the recycling centre!) and we put everything in place: so you don't have to lift a finger.

And as a cherry on top, there's photos and a video.

Are you a property investor?

You've just done the refurb and the house is ready for the new tenants or buyers?

Make sure you think about the first impression, the 'WOW' factor!

Most investors are so tired, relieved and happy about the refurb that has just completed, and - believe me! - I know this feeling so well :)
It's not easy, especially when the refurb includes a new kitchen, some plastering, lots of paint and TLC. And there are ALWAYS delays. I haven't met a single investor who would say: no, my projects always run as scheduled, there are no surprises:)

And at this moment, when we have the keys back from the builder, and the house looks nice and new, the cleaners are in... It's time to take a deep breath.

And it's ok to put this new house on the market: for sale or rent - and it will rent/sell.

But if you want to make as much as possible from work and sweat (and money!) you put in, make sure you think about your buyers and tenants.

Make the home feel not only new and fresh, but also cozy, welcoming and warm!

And yet another HMO is done, ready for the tenants to move in.

It's my favourite type of work, when the investor makes sure they deliver the highest quality of accommodation - so important to make sure tenants are happy and well taken care of!

It's been a long last couple of weeks, busy with staging for sale, HMO styling, fit outs, designs, and we are booked for a couple more projects this year.

Looking at the pictures, some might wonder: Is it a box room? Is it a single?
How to use this space?

Understanding the buyer's needs is my job. This house is perfect for a young family/first time buyers. We wanted to show them how they can live in this beautiful home.

We don't use bulky furniture, but show that there is space for a wardrobe, or a chest of drawers... Or a bigger bed!

Some people think it's better to sell empty, that staging will mean the space will be cramped with furniture.

When selling a house, especially to a first time buyer, it is important to show the feel that the property can offer.

I had the pleasure to work with the owners who not only refurbished the house to a high standard, but also they decided to go the extra mile and show the potential of the warm family home this house has to offer.

This way the buyers will see how amazing it can look, when they move in! They will get some ideas on the interior design, too 😉 (hands up if you ever looked at houses just to get some inspiration! 🙋🏼‍♀️)

We can stage the whole house, so you won't need to sell empty rooms and explain: this could be a nice longe, a 3seater will fit easily...

Loved staging this beautiful house in Preston.
It's an investment property, soon to hit the market: for a lovely family to move in and create new memories there!

Staging is about showing how the house can feel - and it definitely looks fabulous now!

This will find a new owner in no time, and dressing the property for sale has definitely a huge impact on this.

When flipping a property, always think about the buyer - in this case, for a growing family the investors created a warm, family oriented open kitchen, added a downstairs toilet and made sure all is well refurbished - with staging as a cherry on top.
