A really common question I get asked all the time is how much deposit do I need to buy a property? Many people still think that 10% is the minimum.

But, 5% deposit is really common in the market and First Time Buyers can usually access this subject to credit score.

Secondly, there is a lender that will accept only a £5000 deposit, and this does NOT have to equal 5% of the purchase price.

Thirdly, if you have a 12 month history of renting it is possible to get a mortgage without a deposit! You just need proof that you have been renting for 12 months (amongst a few other pieces of criteria)!

All three situations have specific criteria around them and it’s worth having a chat to your broker to see if you can access any of these .

Lenders want to ensure they’re lending to low-risk borrowers—but that doesn’t mean you’re out of the running if you have:

❌ No deposit
❌ Adverse credit
❌ Less than 3 years of self-employed accounts or less than a year in your current job

Some lenders are open to these situations, but it’s important to note that not all of them are.

That’s why it’s crucial to work with a Broker who has access to the whole market (😉).
