Tying up loose ends because of a bad builder not completing what they started, but our next HMO is almost ready to be tenanted and home to some ❤️

It’s not easy what we do — there’s a lot of risk involved, but it sets our family up well, and we’re creating affordable, high quality homes 😎💪

Hello new followers 👋 We’ve picked up a few new faces recently, so thought it was time for a proper introduction 😎🔥

Some of you might not know exactly who I am or what I do, so here goes ⬇️

➡️ Also dad to 3 big Boxer dogs 🐶🐶🐶
➡️ Portfolio includes HMOs, BTLs and commercial units, with plenty more in the pipeline 🏘️🏢

Frustrating when you’ve tried to be as reasonable as possible and spent good money improving multiple areas of each of our homes 🤦‍♂️

Especially when, more importantly, we’re well within our rights to have the summer house as it is!

But that’s the game we’re in… if it isn’t bad builders, it’s council delays, and if it isn’t that, it’s grumpy neighbours 😂

We take it all in our stride 😎🫡💪

Family house update 😎🔥🏡

Summer house cladded ✅ Kids’ play area going in ✅ New boundary fencing ✅

Upstairs, we’ve started base coating the rooms, and tomorrow we’re onto insulating downstairs and getting the underfloor heating in.

Kitchen is sorted too - just need to place the order.

Getting there now… hoping to be in by early October 🤞🫡💪

When should you start the refinance process when renovating an HMO? 🤷‍♂️

We start when the refurb is around 4–6 weeks from completion 😎💪👌

At that stage, we’ll start speaking with the broker, getting the application together and making sure all the paperwork the lender will need is ready 🫡

It means the refinance is already moving while the final works are being completed, rather than waiting until everything is finished before starting from scratch 🔥

The goal is to have the valuation lined up at the right time, avoid unnecessary delays and get onto the new finance as quickly as possible once the project is complete 💪🫡

Good refinancing starts before the refurb finishes 😎👌👍

Unpopular opinion… landlords aren’t the enemy 👀

Behind every property is someone taking on debt, putting capital at risk and dealing with the stress that comes with it.
Of course there’s profit to be made - otherwise, why take the risk? ❌

But good landlords and property investors also take tired, empty and sometimes uninhabitable properties and turn them into homes people actually want to live in 🫡🫡

There are bad landlords out there, absolutely. But let’s not put everyone in the same box 💪😎🔥
