Where does your service charge go? 💷

Service charges help keep your building safe, compliant and well maintained.

Depending on your development, they may contribute towards:

• Buildings insurance
• Cleaning
• Grounds maintenance
• Communal electricity
• Repairs
• Fire safety compliance
• Reserve funds

Every development is different, so always check your service charge budget and annual accounts to see exactly what your contribution covers.

🏡 The lease matters… even the less exciting bits!

Living in a leasehold property means agreeing to certain rules about how the property and communal areas can be used.

Depending on the development, the lease may include restrictions relating to pets, parking, alterations, belongings in communal areas and more.

We know nobody buys an apartment because they are excited to read a lease from cover to cover… but checking before making changes can prevent bigger problems later 🐾🔨🚗

At Lloft, we always aim to deal with lease matters fairly, respectfully and directly. However, managing agents also have a responsibility to protect the development and ensure the lease is followed for the benefit of everyone.

A very productive few days at Lloft! 🏡

Service charge demands have now been issued, including any arrears or credits carried forward from the previous managing agent.

Leaseholders have been getting in touch, settling balances, arranging monthly payments and helping us make sure every account is accurate and up to date.

The accounts are already looking much cleaner and more organised, which will make reconciliation and year end reporting far smoother - something I’m sure our accountant will be very pleased about! 📊✨

Clear records, transparent communication and properly maintained accounts are so important to us 🤗

First post of the week and it’s safe to say… there’s a lot going on behind the scenes 👀

From admin and accounts to planning what’s next for Lloft, it’s been one of those weeks where the to do list just keeps growing (in a good way!)
