We believe good property management works best when there’s harmony.

Looking after landlords while also supporting tenants leads to smoother tenancies and better outcomes for everyone. It’s a simple principle, but one that takes care, consistency and good communication to deliver well.

We want to give a huge shout-out to Emma from our team 💛
She recently completed the 3-Peaks challenge in support of Phoebe’s Challenge, and we couldn’t be prouder.

Phoebe is a young girl fighting an incredibly rare and aggressive liver cancer. After undergoing major surgery and intensive chemotherapy, she now needs a living donor liver transplant to save her life. Her family are fundraising to give her every possible chance, and so far they’ve raised an amazing £175,000 towards their £225,000 goal.

Renters Rights Update! Council Investigation Powers Start December 27th.

While the main Renters' Rights Act takes effect in May 2026, councils gain powerful investigation powers on December 27th, 2025 (just over a month away). This gives them time to build cases before discrimination penalties (up to £7,000 per breach) begin in May.

For let-only landlords
You need to act to protect yourself:�

Before December 27th:
* Review and rewrite all property adverts (remove "no DSS," "professionals only," "no children")
* Create written, objective tenant selection criteria
* Implement systems to document every applicant interaction
* Keep time-stamped records of all communications
* Document reasons for every acceptance/rejection
* Add yourself to the councils Landlord register

From December 27th onwards:
* Maintain detailed evidence files for every viewing and application
* Be ready to respond to council requests within 28 days
* Ensure consistent application of your selection criteria
* Keep proof that you assess all income sources equally

From May 1st, 2026:
* Face potential £7,000 penalties for each breach
* Additional penalties every 28 days for ongoing discrimination
* Higher penalties for repeat breaches within 5 years

The government has confirmed that Phase One of the Renters' Rights Act will take effect on 1 May 2026 – just under six months away.

What changes from 1 May 2026:
All existing and new tenancies will transition to periodic (rolling) agreements with the abolition of Section 21 'no-fault' evictions. Rent in advance will be capped at one month, and rental bidding wars will be banned. In-year rent increases will be prohibited, with rent reviews limited to once per year via Section 13 notices. Landlords must consider pet requests fairly and cannot issue blanket bans, and discrimination against families with children or benefit recipients will be outlawed.

What you need to do:
Existing written tenancy agreements don't need replacing, instead, provide tenants with a government information sheet by 31 May 2026.

All new tenancies must have a written tenancy agreement that includes specific information to be set out by the government in secondary legislation.

Verbal tenancies must be converted to written agreements with required information.

Landlords won’t need to change or re-issue existing written tenancy agreements. Instead, they will need to provide tenants with a copy of the government-produced information sheet, explaining how the reforms may have affected the tenancy.

Any Section 21 notices served before 1 May 2026 remain valid for six months.
Councils will enforce new rules with fines up to £40,000 for serious or repeat breaches.

This September, our very own Leonnie took on the Northumberland Coast Mighty Hike for Macmillan Cancer Support, and we're thrilled to share that she smashed her £250 fundraising target! and we're proud to have helped her on the way to that target.

Her achievement means a Macmillan Nurse can be funded for an entire day, providing vital medical, practical and emotional support to people living with cancer and their families.

But the need doesn't stop there. Right now, 3 million people in the UK are living with cancer, and Macmillan is there for them from the moment of diagnosis, but they can only continue this incredible work with ongoing support.
