We pause to remember. ❤️

Today, Goodfellows honours those who served with a moving tribute.

Our very own Joel played the trumpet beautifully at our Carshalton Beeches office as we came together to reflect and pay our respects. ❤️🎺

🏡 Bank of England keeps interest rates at 4% – what does this mean for the property market?

The decision to hold rates steady brings a sense of stability back into the housing market:

🔹 Mortgages: While borrowing costs remain higher than a few years ago, the pause gives buyers and homeowners more certainty when planning their next move.
🔹 Confidence: With no fresh hikes, more buyers are re-entering the market, knowing their affordability won’t suddenly change.
🔹 Sellers: Serious buyers are still out there – and with stability in rates, they’re motivated to secure the right home now rather than wait.
🔹 Landlords & Investors: High rental demand continues, meaning well-priced properties are performing strongly.

✨ With rates holding steady and demand showing resilience, the market is offering a more reliable backdrop for property valuations. This stability is giving sellers, buyers, and investors clearer insight into where opportunities lie.

For many families, the school run now starts long before the first bell – with a hunt for the right postcode.

New research from Santander UK shows nearly three-quarters of parents (73%) would pay extra to live in the catchment of a top-performing school, up 11% on last year.

The average price premium they are prepared to commit is 15%, with one in ten stretching to more than 25%. Parents are also willing to move an average of 31 miles to secure a place, nine miles further than a year ago, as rising private school fees and new VAT rules add fresh pressure to household decisions.

If you’re wondering what kind of premium your home might attract, Goodfellows can help you find out with a free, no-obligation valuation.

The property market is often said to slow in summer as holidays, school breaks, and seasonal distractions take priority over buying and selling.

This year, when asked if they had seen the usual summer slowdown in market activity, 43% of agents said activity was noticeably lower, while 25% had not noticed a slowdown.

However, when looking at transaction levels over the past five years, the market remains far from taking a break. Although summer was the season with fewest transactions, with an average of 292,680, it was only 2% lower than autumn’s average.

Over the past five years, summer has accounted for 24.2% of transactions — a solid share despite a slight seasonal slowdown. If you’re considering a move, now could still be the perfect time to act. Book your free property valuation today to see what your home could be worth in the current market.
