"How long does conveyancing take?"

Every transaction is different, but most purchases and sales take between 12-16 weeks from instruction to completion. (My current turnaround is around 8 weeks)

The biggest factors are often mortgage processing times, searches, enquiries and the length of the chain involved.

Leasehold or Freehold – What's the Difference?

Freehold means you own the property and the land it stands on.

Leasehold means you own the property for a fixed term under a lease, but not the land itself. There may also be ground rent, service charges, and restrictions to consider.

If you're unsure what a property's tenure means for you, it's always worth asking before you commit.

🔑 Exchange of Contracts is the point where a property transaction becomes legally binding.

Before exchange, either party can withdraw from the transaction. After exchange, a completion date is agreed and both parties are committed to the move.

It's one of the biggest milestones in the conveyancing process and brings you one step closer to getting the keys!

About the Role:
We are seeking an experienced and motivated Conveyancer to join our friendly and professional team on a part-time basis. This is an excellent opportunity for someone looking for a better work-life balance while continuing to deliver high-quality legal services.

Key Responsibilities:

Managing a caseload of residential conveyancing transactions from instruction through to completion
Handling sales, purchases, remortgages, and transfers of equity
Providing clear and professional advice to clients throughout the process
Liaising with clients, estate agents, lenders, and other solicitors
Ensuring compliance with all regulatory and legal requirements
Maintaining accurate and up-to-date file records

About You:

Licensed Conveyancer, Legal Executive, or experienced fee earner
Proven experience handling your own conveyancing caseload
Strong organisational skills and attention to detail
Excellent communication and client care skills
Ability to work independently and manage time effectively
Proactive, reliable, and committed to delivering a high standard of service
