A question I’m often asked is whether it’s worth spending money on improvements before selling.

The honest answer is: not always.

Fresh paint, tidy gardens and small repairs often help far more than expensive renovations.

Buyers tend to focus on the overall feel of the home, how well it’s been maintained, and whether they can picture themselves there.

Big projects don’t always return what sellers hope.

Sometimes the most valuable thing you can do is keep the home simple, bright and well cared for.

Semis and terraces are gaining value. Flats are not.

The latest Land Registry figures show sold prices rising fastest for semi-detached homes, up 3.4% on a year ago. Terraced houses are up 3.0%, detached homes up 2.3%, and flats and maisonettes down 1.6%.

After-work viewings get darker every week from now on.

From the middle of September the six o’clock viewing loses a little light every week. By the time the clocks go back on Sunday 25 October, after-work viewings in Morpeth are happening in the dark.

Buyers cannot fall for a garden they cannot see. So plan viewings differently in autumn.

Front-load them into weekend mornings and lunchtimes, when the light through the windows does the work for you.
And when an evening viewing cannot be avoided, put every light on and open all the blinds before the buyer pulls up.

Small things, but they change how a home feels on a grey evening.

September's Second Spring
The North East is the strongest region in the country right now. Morpeth sellers should know that.

While most of the headlines this month were about falling prices, the North East quietly did the opposite. Rightmove's August index shows North East asking prices up 1.7% year on year and up 0.6% on the month, the strongest performance of any region in the UK. Homes here are also finding buyers in an average of 52 days against 63 nationally.

That is a genuinely good backdrop for a Morpeth seller, and it lines up with the point in the calendar where our market wakes back up.

September always brings a second wave of serious buyers. School places are settled, holidays are done, and the people still searching are the ones who need to move rather than the ones who fancied a nose around in July. Combine that with a region outperforming the rest of the country and you have the best listing window Morpeth will see before spring.
