My first BTL cottage is finally nearly sorted…

⭐️ Lovely Tenant secured ✅
⭐️ EPC and EICR done 📋
⭐️ Agents due for full inventory tomorrow 📝
⭐️ Keys to be handed over Friday 🔑

Last thing to do is a full end of tenancy clean (as I had a temporary tenant for a few weeks) and some final jobs 👌🔨

But with an unexpected change of plan this weekend, I have spent bank holiday Monday cleaning & prepping the house myself, sweating in over 33 degree heat, with the girls helping me bless them 🧼

Remember when things go wrong:
Don’t panic, prioritise what you can get done, outsource the rest and keep communication with the right people going.

I mostly work in the center of Peterborough area, but my first BTL is in this countryside area, so it won’t hurt to be investigating the rural letting scene aswell 🤩👌🏡🏡

End of week review:

We are finishing off the Easter holidays this weekend and it’s been a lovely, long break with my girls! 💕

I had a super helpful and informative day at Progressive Academy on Wednesday, including a tax talk from one of the mentors and advice on how to help structure my possible commercial deals with my mentor and other entrepreneurs 👌

I viewed a great refurb in my goldmine Peterborough letting area and made an offer, but the vendor is holding out for higher offers for now 🔨🚰👩‍🔧

Ended the week strong with a live auction bid, on a property I’ve been looking at and number crunching for a few weeks.
Great rental potential! 🏠
Sadly the reservation price was not met, but the agents called me immediately afterwards, offering the property to me at a lower price (but was still too high, with the auction fees included) so they have popped it back on another auction cycle this week.
Will keep my foot in the door ☺️

3 refurb properties viewed in Peterborough yesterday, looking to build my BTL portfolio.

End of week review:

I have been reviewing the numbers for a fabulous 3 bed detached bungalow in a village near me (Kirton, South Lincs) this week, but it’s on auction, which I feel is a bit intimidating haha! 🥹😅
Would be a fantastic flip project though and great way to recycle the cash!

Will definitely watch it through the bidding process and take something from it, as I go along though, because if you’re not earning, you’re definitely learning 🤩📚🤓

Also met with local land agents this week, for talks and a viewing with some commercial property in the countryside, which is super exciting! 😍

End of week/month review 🤩☕️🪴

Since my last update I have been a busy bee working on personal growth goals starting back at the gym, upping my productivity with podcasts and ordering new books.

I took the girls away for a cosy weekend in the Lincolnshire Wolds, got to work on the design for our new home windows, designed this years annual Harvest Fest logo & poster and ordered the leaflets - whilst setting up the Just Giving page (the charity, family fun day I organise for our village and farm business ☺️🚜) & updated the socials.

I attended the monthly Academy get together (always my monthly highlight) and did some more research on title splitting (a strategy that absolutely fascinates me!) and even viewed a block of apartments in Holbeach, with potential to split the 3 flats inside on completion! 🤩🏠

But the property is being sold at auction, so I’m not sure there would be time to get the title split actioned in the 56 days from exchange to completion that the auction house allows hmm..? 🤔

Still one of the best books I’m currently reading for self development 📖👌Can anyone recommend any other good ones to add...
