A carbon monoxide alarm should never be ignored. If it sounds, act immediately:

• Open doors and windows to ventilate your home.
• Check the detector's battery if you think it may be a low battery warning.
• Call the National Gas Emergency Service on 0800 111 999 to report the incident.
• Evacuate the property immediately.

Do not re-enter the property until it has been declared safe.
If you or anyone in the property feels unwell, seek medical attention immediately.

A water leak can quickly cause damage, so act fast:

• Know where your stopcock is – it's usually under the kitchen sink. If you don't know where yours is, it's worth finding it before an emergency happens.
• Turn off the water at the stopcock as soon as it's safe to do so. This will help prevent further damage.
• Find the source of the leak:
- If it's coming from an appliance, such as a dishwasher or fridge, the appliance is likely to be at fault.
- If it's from a pipe, ceiling or elsewhere in the plumbing, it may need urgent attention.

Once the water is turned off, contact us so we can arrange the appropriate repair.

If you've lost your water supply, try these quick checks first:

• Test a few taps – if only one room has no water, the issue may be inside your home.
• Check your stop tap (usually under the kitchen sink) is fully open. Turn it off and on a couple of times if the pipes are spluttering.
• In cold weather, check for frozen outside pipes and gently thaw them with warm cloths.
• Ask your neighbours if they're affected too – if they are, it's likely a local supply issue.

If you're a landlord, an annual Gas Safety Check isn't just best practice, it's a legal requirement.

Here's what you need to know:

• Arrange a Gas Safety Check every 12 months for all gas appliances and flues provided in your rental property.
• Ensure the inspection is carried out by a Gas Safe registered engineer.
• Check that your Gas Safety Record (CP12) is accurate, including the inspection date and all property details.
• Provide a copy of the certificate to new tenants before they move in and to existing tenants within 28 days of the inspection.

Keeping your Gas Safety Record accurate and up to date helps you stay compliant, protects your tenants, and avoids unnecessary enforcement action.
