🏡 From Bathroom to Bedroom and Beyond: A Room-by-Room Guide to What Tenants Want 🏡

What gives a rental property that extra something special that makes it stand out on the market?

A new survey of 500 tenants in the UK answers that very question.

The study, conducted by insurer Simply Business, asked tenants to nominate their favourite features on a room-by-room basis.

The results reveal that practicality and convenience trump fancy finishes and gadgets.

🚿 Bathroom

Perhaps it’s understandable (especially for those sharing with several other people) that good ventilation topped the list of most wanted features in the bathroom (41% of respondents listed it as their number one priority).

Good water pressure (40%) and modern features (21%) came in second and third, while heated towel rails were back at 11%.

🛌 Bedroom

In the bedroom, space proved to be critical, with 67% of tenants saying they wanted room for a double bed. Natural light (46%) and built-in wardrobes (45%) were also top priorities.

🍴 Kitchen

In the kitchen, tenants have a strong preference for the practical. Sufficient countertop space was rated the most sought-after feature (50%), followed by good storage (41%) and natural light (40%). Kitchen islands rated just 10%.

🛋️ Living room

Large windows topped tenants’ living room wish list with 43%, followed by space to accommodate a corner sofa (27%) and French doors or outdoor access (26%).

🌹 Outside features

Renters also revealed the outdoor features that they’d be willing to pay more for.

It’s no secret that gardens are popular with tenants, and the survey reinforced this with 44% of respondents prioritising outdoor leisure space. Parking (31%), a garage (24%) and energy-efficiency features (21%) all earned a mention, too.

⌚ Keeping your rental up-to-date

While the survey provides landlords with a useful blueprint of tenant preferences, nothing quite beats talking to your tenants and your letting agent.

If you’re planning to upgrade your property, it’s useful to have insight from the people who live in it every day.

That doesn’t mean bending to your tenant’s every whim or promising something that you can’t (or don’t want to) deliver, but you may be surprised how small, inexpensive changes could make a big difference.

Your letting agent is also a good source of information. They’ll know what other properties on the market offer in terms of finish and can provide you with commercially savvy advice.

📅 Why Lengthy Tie-In Agreements Sabotage Property Sales 📅

Some homes get snapped up within days of being listed.

Others sit on the market for months or years before being quietly withdrawn from sale.

So why do some properties sell like hotcakes while others become ‘stale listings’?

Generally, the homes that sell promptly tend to be well-presented, well-marketed and priced accurately. Probably no big shocks there.

But as for the properties that stick on the market, there is often one common factor that might surprise you.

➡️ The curse of long tie-ins and overvaluing

UK transaction figures reveal that almost half of all homes withdrawn from sale in March* shared one trait - “blatant overvaluing supported by extended sale agency agreements [of 20 weeks or more]”.

A sale agreement is when a property owner agrees that an agent can market their home exclusively for a set period.

While this in itself isn’t a problem, some agents take it to the extreme, specifying a lengthy timeframe of 20 or more weeks (with a notice period on top).

➡️ Unfortunately, extended tie-ins and overvaluing often go hand in hand.

This is because when an agent blatantly inflates a property’s asking price simply to win business, they know buyers will never fall for it.

They also know that ultimately a price drop – or two – will be required to shift the home. Hence, they lock the seller in for the best part of half a year, so they can’t take their business elsewhere while all this plays out.

This wastes time and money, and can also jeopardise a sale altogether (buyers often assume a property sitting on the market for months has major problems, and steer clear).

✅ Stay in control

It’s easy to be flattered if someone tells you that they can achieve way more for your property than you’d ever imagined possible.

But don’t be fooled. Getting locked into a long deal with someone who is just telling you what you want to hear is a recipe for disappointment.

Consider the agent's trustworthiness and reputation and remember that homes that sell in less than 25 days have a 94% chance of completing.**

In other words, get the price right from the start, and you’re more likely to secure a good offer and see it reach completion.

And, of course, read any paperwork carefully. Always look for the tie-in period and notice period in the contract. If you’re not happy with the terms, negotiate or walk away.
