The biggest mistake renovators make? Building their dream home instead of the buyer’s.

Every decision should increase value, not just look good.

Renovate for the market, not your own taste. 🏡

Not every house should be squeezed into another bedroom.

We’re turning this 2-bed into a 3-bed, but every room still needs to feel like a proper bedroom.

More isn’t always better.

Would you rather have 2 big bedrooms or 3 smaller ones? 👇

Everyone talks about kitchens and expensive finishes.

But the biggest value on this project came from changing the layout.

Moving walls, improving flow, and solving problems.

A fancy kitchen gets the photos.

A great layout gets the sale.

What would you prioritise first? 👇

WEEK 5 SITE UPDATE 🏡

It finally feels like a house again.

All the walls are finished, the doors are on, and the woodwork is complete. After weeks of dust, noise and endless trips to the builders’ merchants, we’re starting to see the finish line.

Still to come: the kitchen, bathroom and front window. If all goes to plan, we should be wrapping things up this week and into next.

The funny thing about renovations is that the biggest transformations often happen in the last 10%.

Not long now. 🔨

HOUSE OF THE WEEK 🏡

Five bedrooms. Four bathrooms. Open-plan kitchen living space. Limestone floors. Crittall doors. South-west facing garden. Electric gates.

A serious family home in Darras Hall.

Have a look around and let me know what you think they’re asking for it… 👀👇

Another day, another decision that nobody sees… but every buyer feels.

Trip to Carpet Mills today to find the perfect flooring for this renovation. The goal? Something that looks great, feels premium underfoot, and stands up to real life.

Get the flooring right and the whole house feels better. Get it wrong and no amount of fancy finishes can save it.

Now the fun part starts. 🏡

The kitchen has landed. 🚚

There’s something satisfying about seeing a renovation start to come together. For weeks it’s been dust, plaster, cables and decisions… now we finally have something that resembles a home.

Hopefully by this time next week, this baby will be fitted and we’ll be one big step closer to the finish line.

Now comes the fun part… seeing if everything actually fits where it’s supposed to. 😅

BeforeAndAfter HomeRenovation

A quick trip to Topps Tiles today to find the perfect tile for the fireplace hearth, front path and outdoor spaces.

I didn’t want a full period restoration or a busy black-and-white Victorian pattern. Instead, I was looking for something calm, neutral and modern, with just a subtle nod to the home’s heritage.

The goal is simple: tie the inside and outside together so the whole renovation feels intentional.

It’s a small detail, but small details are what make a project stand out

Week 4 at Jubilee Road and it’s starting to feel like a home again.

This week we lined the walls, skimmed the ceilings, finished the stud walls, insulated everything properly, boarded it out, fitted new door handles, and finally got the log burner installed.

None of these jobs make the flashy before-and-after photos, but this is where projects are won and lost. It’s the hundreds of small decisions and details that turn a building site into a house someone will want to live in.

Slowly but surely, we’re getting there. 🔥🏡

A full rip-out is terrifying.

You’re stood in a shell wondering if you’ve just made the biggest mistake of your life.

But success rarely comes from certainty. Get yourself to a point where the numbers stack up, the risk is calculated, then jump the rest.

The biggest rewards usually sit on the other side of discomfort
