Another day viewing potential buy-to-let opportunities. This time I’m specifically looking on behalf of one of my overseas investors who has never visited the UK ~ all part of the property finding service I offer my clients.

Interesting stat; I’m now sourcing more properties for overseas investors than UK residents. It just shows that the UK is still an attractive market for foreign investment.

What is it that I actually do?

In simple terms I invest in buy to hold properties across the North East and East Midlands on behalf of my clients. Providing them with the support to find, secure and build their own property portfolio.

My clients can be first time buyers or experienced landlords either looking for turnkey or opportunities.

They appreciate the guidance and insight I can offer through each stage of the process~making the purchase as close to hands-off as possible.

I always recommend that you diversify your property stock, but it’s these types of properties that are the backbone of any portfolio.

When looking for Buy to Let properties for our clients, we are looking for 2 or 3 bedrooms, semi detached or terraced houses, central locations and priced between 60k and 120k. This is because we can achieve a higher return and always ensure there’s good demand for these type of properties.

Love this off-market deal we are currently processing through legals for a client.

➡️In need of a full refurbishment
➡️Conversion potential

The property was previously two separate 2-bedroom dwellings and was converted to one dwelling in the early 00s. The plan for my client is to convert the property back, creating two 2-bed fully refurbished homes. There’s the potential to sell on for a profit or retain for the long term.

'A golden opportunity for cash-buyers' - The Telegraph.

I have first-hand experience of sourcing buy-to-let property and have definitely witnessed the recent surge in rental prices. I've not yet seen a big decline in the value, but there is more 'wiggle room' on price.
Those who buy with a mortgage can still achieve a High Yield, but your cashflow is hindered by the cost of borrowing. Obviously its a WIN WIN for cash buyers at the minute, however property investing is a long-term strategy!

Rocketing rents and falling house prices can create surging profits for select investors

Do you ‘view’ the street when you view a house!

Buying a house is typically the biggest purchase decision you’ll ever make. Buying your first investment property will likely be the biggest investment decision you make.

There’s a saying ‘by the worst house on the best street’ 🏚️ > 🏘️

But if you haven’t researched the street, you’ll never know.

If you miss something at the house viewing, it could cost a few thousand to fix. If you miss something about the location, it could cost you for the life of that investment.

Bad areas can equal troublesome tenants, poor capital appreciation, low rents and high maintenance/ repair costs.
