The latest property market update is in! 🏡

Average asking prices for newly listed homes fell by 2.0% (£7,360) in August, bringing the national average to £364,999 — a larger-than-usual seasonal drop.

This reflects the reality of a market where buyers have plenty of choice and sellers are having to work harder to stand out. With an unusual number of distractions also competing for buyers’ attention, including the World Cup and the hot weather, some potential movers may have simply had other things on their minds.

Buyer demand has also increased by 5%, while the average two-year fixed mortgage rate has risen slightly to 5.09%, compared with 4.95% last month.

With more choice available to buyers, accurate pricing, standout marketing and expert local knowledge are more important than ever.
