One of the less visible aspects of a project manager’s role is cost consultancy, but it’s often one of the most critical.

We’re currently running a tender process for a client, reviewing contractor returns, managing budgets and helping steer key decisions around cost, programme and value.

At the same time, we’re also supporting contractors with pricing across a high-end restaurant and several residential projects.

Working on both sides of the table gives us a well-rounded understanding of the commercial realities behind delivering quality projects.

It’s this balance of design understanding, commercial awareness and delivery expertise that increasingly makes us look for projects we can run on a turnkey basis.

From initial concepts and cost planning through to procurement, ex*****on and handover, there’s real value in carrying a project all the way through.

We couldn’t resist sharing a few external photos of our Islington project.

Without doubt, one of the most stunning gardens and rear facades we’ve ever had the pleasure of working on - and with weather like this, it’s looking its absolute best.

Seeing it come to life like this makes all the hard work worthwhile. The countless hours spent pricing, planning, refining and executing every detail suddenly feel very rewarding when a project reaches this stage.

One of the most fulfilling parts of what we do is being able to see a project through from the very beginning, from the early concepts and initial ideas, right through to a nearly completed home taking shape exactly as imagined.

This project has been a real pleasure to be part of, and we’re so excited to see it in its final form.

We see first-hand the value it brings when interior design is considered early, rather than being treated as an afterthought.

Good interior design influences far more than finishes and furniture. It impacts layouts, lighting, services, joinery details, spatial planning, material choices, and how a space ultimately functions day to day.

Bringing an interior designer into the process early allows key decisions to be coordinated from the beginning, helping to avoid costly redesigns, delays, and last-minute compromises later down the line.

It also means the construction team can properly plan around important details. Whether that’s power requirements, bespoke joinery, lighting layouts, specialist finishes or technical installation requirements.

It really is the starting point of the entire process, and arguably the most important stage. This is where experience makes all the difference.

It’s not just about walking the site; it’s about truly understanding it and knowing exactly what you're looking for. Spotting the small details, identifying potential challenges, and recognising opportunities that could impact the build later on.

It’s also about asking the right questions early and making sure nothing is left to chance.

From there, it becomes a carefully managed process that relies on organisation and attention to detail. Every note taken on site, every follow-up, and every conversation with suppliers feeds into the final submission.

It’s this level of preparation that helps ensure a well-considered, accurate tender.

Great progress continues at our Highgate site, with the pitched roof structure now nearing completion and air-tightness parge coating to the external walls well underway.

Internal partition works are also progressing throughout the build as the home continues to take shape.

Externally, the Stepoc walls have now been clad with brick slips and finished with brick-on-edge detailing, while staircase installations have also been completed.

Window orders are due for delivery at the end of the month, keeping momentum strong as we move into the next phase of construction.

The follow on trades are already lined up, and we look forward to sharing further progress updates soon.

What you don’t always see, though, is just how much goes into bringing something like this to life.

A little throwback to a project we completed at the beginning of last year in Hackney.

We always love looking back at projects like this, especially once you can see clients really settled in and enjoying the space.

Working closely with the homeowners, the goal was to create a bright, open kitchen-dining area, seamlessly connected to a practical utility room.

What was once a narrow galley kitchen and dated conservatory has been transformed into a light-filled, functional space, perfect for both everyday living and entertaining.

Herringbone flooring flows throughout the ground floor, tying it all together and leading out to a sun-soaked courtyard garden.
