This month marks six years of BJC Construction Projects!

When Ben set up BJC in 2020, he had a clear vision for the kind of business he wanted to build; one shaped by the experience he had gained throughout his career, but with his own standards, values and approach at its heart.

Construction had already been a big part of Ben's life, from growing up around property development and working on site, to studying Construction Design and Management and gaining experience within London’s high-end residential sector.

Starting BJC meant building from the ground up - taking on our own projects, developing relationships, and gradually working towards the type of work and clients he had always aspired to.

But it hasn’t always been a straight path, and there have been challenging projects, long days and plenty of lessons along the way.

“The goal was always to build something I could be proud of, but what am I most proud of?... never giving up!"

Six years later, BJC is managing more than £10m of live projects, taking on increasingly ambitious schemes and continuing to grow its team and offering.

A huge thank you to every client, consultant, contractor and supplier who has been part of the journey.

We’re pleased to be welcoming a new member of the team, who’ll be working alongside Ben to support the day-to-day logistical and administrative side of the business.

While much of what we do is very hands-on and physically happens on site, there’s a huge amount of work that goes on behind the scenes to keep every project moving.

From cost consultancy, project management and contracts through to planning, quotations and procurement, plenty is happening before a project even reaches site. Once work is underway, it’s about keeping a close eye on costs, recording variations and changes, keeping documentation up to date and providing regular reports to clients and contractors.

Bringing additional support into the team will allow Ben to spend more time focusing on the continued growth of BJC, while still maintaining the hands-on involvement that sits at the heart of the business.

We’ve been talking a lot about basements recently, mainly because they’re becoming a bigger part of the projects we’re working on at BJC.

In London especially, space is always a challenge. And when planning restrictions mean there’s only so much you can do to the façade of a period property or a home in a conservation area, sometimes the obvious place to look is down.

And basements have come a long way from simply being storage spaces. We’re seeing them used for cinema rooms, gyms, w**e cellars, offices, utility rooms and even entire additional living floors.

But of course, there’s plenty to consider behind the scenes too; structural design, party walls, waterproofing, drainage and movement monitoring all play their part, to name just a few.

That's where we come in.

When you can’t necessarily change what’s above ground, it’s interesting just how much opportunity there can be underneath it.

Our ideal client is someone who values expertise, clear communication, and understands the importance of getting the right team involved early in a project.

Typically, that’s developers, business owners, private clients, and contractors who are looking for more than just project oversight, they want a trusted partner who understands the full picture, from cost and design through to delivery and handover.

A big part of what we do sits behind the scenes. Whether we’re running tender processes, reviewing contractor returns, managing budgets, or helping clients make informed decisions around cost, programme and value, we help bring clarity to what can often be a complex process.

At the same time, we work closely with contractors on pricing, procurement and project delivery across commercial and residential schemes. Working on both sides of the table gives us a strong understanding of the commercial realities involved in delivering successful projects.

Because of this, we’re increasingly drawn to clients looking for a 'turnkey approach', projects where we can be involved from the earliest concepts and cost planning stages, right through procurement, ex*****on and final handover.

Our ideal client doesn’t necessarily need to know exactly how the process works; they just want confidence that their project is being managed properly, commercially, and with attention to detail from start to finish.

Those are the projects where we feel we add the most value.

At BJC, the scope of the projects we’re taking on continues to grow, and one area we’re increasingly involved in is basement construction.

In London especially, where there isn’t always the option to build out or up, we’re seeing more projects going down instead. It’s a great way of creating valuable additional space, but naturally, it comes with its own set of challenges.

That’s where having the right people and processes in place becomes really important.

On one of our current London projects, we’re monitoring the existing structure and party wall throughout the works. Movement monitors are installed at key locations to establish a baseline before anything begins; in fact, the project can’t get underway until this is in place.

Readings are then taken regularly throughout the build and for three months following settlement, giving us a clear record and allowing us to pick up on any unexpected movement early.

Basement construction is another service we’re pleased to be adding to BJC’s growing offering. By bringing in the right structural, party wall and specialist expertise, we can manage these more complex projects confidently, while making sure everything is carried out safely and in line with the relevant requirements.

Because as always, good project management is as much about what happens BEFORE you start building as the build itself.

Perhaps we should change our motto? Plan it. Monitor it. Record it. Build with confidence. 😀

What do you think? Are flexible, specialist teams the way construction is heading?

We're starting to see it first hand.

More businesses are moving towards a model where specialist consultants and contractors are brought in at the right stage of a project, with the right experience and skillset, rather than trying to keep every discipline permanently in-house.

For the client, it still feels like one unified team. There’s one point of contact, everyone is working towards the same end goal and the different moving parts are managed for them; giving them far less to worry about.

Behind the scenes, though, you have independent specialists running their own businesses and coming together to deliver what they do best. It gives contractors greater flexibility and financial security, while creating a team of people who are genuinely invested in performing and getting the project over the line.

It’s a model we’re seeing more and more of, and one that can make a lot of sense when it’s managed properly.

Perhaps the future isn’t about having the biggest in-house team; it’s about having access to the right team, at the right time.

Every project teaches you something. Whether it’s dealing with challenging characters, learning to trust your instincts or recognising problems earlier, there are always lessons we take forward into the next one.

One that comes up time and time again? Having the right team around you from the outset matters.

It’s one of the reasons we like to be involved from the earliest stages of a project, with a view to price it, plan it and execute it ourselves.

Projects can start to go wrong at the pricing stage, and it’s easy to be drawn towards the lowest number and focus on the money you think you’re saving, without looking closely enough at the experience, detail and reality behind that figure.

For us, a quote should be clear. Costs broken down properly, subcontractor estimates worked in from people we know and trust, and no vague numbers or guesswork. If something needs to be removed or the specification adjusted to meet a budget, that can be an informed conversation.

We price projects because we want to win them and successfully deliver them. That means putting a realistic figure on the table from day one, rather than an attractive number that becomes a very different one once the work begins.

Experience has taught us that getting it right at the beginning saves a lot more than money further down the line.

Many people assume a project ends when the keys are handed over, but there's still an important phase to complete before everything is officially signed off.

Following practical completion, projects enter the defects liability period. This allows time for any defects or snagging items that naturally arise to be identified and rectified. We'll walk the project with both the client and contractor, ensuring every detail has been addressed before a 'Certificate of Making Good' is issued.

Only once everyone is satisfied do we agree the final account, sign off any outstanding contract variations and release the final retention payment in accordance with the building contract.

It's a process that often goes unseen, but it's a vital part of protecting both the client and the contractor, ensuring every project is concluded properly and professionally.

For us, project management doesn't stop when the builders leave site. Our turnkey service means we remain fully accountable throughout the entire journey, from the earliest planning stages right through to the end of the defects liability period and final project close-out.

We believe that's how projects should be delivered, taking responsibility from start to finish, staying involved until every detail has been resolved, every payment has been agreed, and everyone can sign off with complete confidence.

Another exciting opportunity is underway in St John's Wood.

We're currently tendering for a prestigious residential refurbishment that will see the lower ground floor excavated to create increased ceiling heights, alongside a full reconfiguration of the layout. The upper ground floor will also be remodelled, while the two upper floors will receive a complete decorative refurbishment.

At this stage, we're providing full cost consultancy and preparing the tender submission. If successful, we'll take the project through to completion with our full turnkey service, managing every stage of the build from pre-construction through to final handover.

It's exactly how we like to work:

With another London project adding to an already busy pipeline, it's shaping up to be a strong start to the second half of the year. We're looking forward to hopefully bringing this one to life.

One of the biggest challenges we’re seeing in the industry right now is balancing rising costs, tighter budgets, and increasing client expectations; all while trying to keep projects moving efficiently.

Labour shortages, material price fluctuations, supply chain delays, changing regulations… the list is familiar to most people in the industry. What might have worked on a project 2–3 years ago doesn’t always stack up in today’s market.

Another common challenge is managing expectations around budgets and timelines. Clients naturally want to maximise value, but making sure ambition, programme, and financial reality all align can be a difficult - yet crucial, conversation.

We’re also seeing the impact of projects progressing too far before proper planning or feasibility work has been carried out. In many cases, a little more strategic thinking and professional input upfront could prevent costly redesigns, delays, and unnecessary headaches later on.
