Current Project 🤩 We wanted to improve the driveway here to add in some curb appeal as the property isn’t the best looking of the bunch. We decided to do it ourselves as a friend has been quoted £4.5k for a similar job recently. We began by breaking up the concrete into smaller pieces then even smaller pieces before adding in 6 bulk bags of MOT type 1 and using the plate whacker to compact it all and level it out.

Just need to put down a membrane to stop any weeds then we can get the gravel delivered. Can’t wait for it to be complete!

Challenges
❌ Living in a renovation brings along many challenges, there's usually no full bathroom, the kitchen limited and don't even get me on the amount of dust that gets everywhere!
❌ The back bedroom was 100% haunted and random noises and knocking was often heard 👻

Challenges

❌ This property was a repossession so until we had exchanged anyone else could come and offer on the property
❌ By the time we had completed on the property, the garden was an absolute jungle!

Challenges

There seems to be a lot of profiles on social media which show only the good side of property development. There are so many positives but there are also challenges. Here are some I had with my first renovation.

❌ Dodgy Builder - I was in a City I didn't know well so I didn't have any local contracts or know anyone who did, so I found this builder online. He turned out to be a bit of a cowboy builder and I had to get someone else in the end to finish off.
❌ Leaking Pipes - Related to the point above, being in a first floor flat, when the neighbour comes knocking on your door telling you water is coming through her ceiling light in the lounge is not ideal!
❌ Dust - I was living in the flat during the renovation and the dust created was beyond anything I could imagine. All of my belongings ended up covered in a thick layer of dust.

As you go along your property journey you will learn so many lessons and how to find reliable builders and reduce the mess.

Before & After

For this kitchen, the chimney breast was removed to allow for a smooth row of units. The cupboard was also removed and new boiler installed. I didn't do much of the work on this project and had a builder in to do the work. I was working full time and had no experience of anything hands on.

🤩Where it all started🤩

In 2012 I had finished University, didn't really know what to do so I started working for a local estate agents in Cardiff. I'd always known I wanted to renovate property but didn't know where to get started. I started to look online and went to a couple of Auctions but didn't find anything I could afford. I then saw this flat on Rightmove.

It was a 2 bedroom first floor flat with it's own side entrance and shared garden. It was leasehold with 72 years remaining on the lease. It had been on the market for quite a while so I decided to go and have a look. I didn't know Cardiff particularly well at the time and had been told it was a bit of a 'dodgy' area from my colleagues. However, once I saw it in person, I could see it's potential. When enquiring about whether the lease could be extended, the Freeholder was willing to sell the Freehold of the building along with the sale for a small fee and my first purchase was agreed!
