So today this happened… 🏦

The Bank of England raised the base rate to 1.25%

An increase of 0.25% and the highest rates have been in 13 years.

Whilst this is the highest rats have been since 2009 it’s still well below the long term average and it’s likely that we will se further rate increases this year.

This will put more negative pressure on the market and it will be interesting to see if the slow down in prices over the last couple of months continues.

Whatever happens one truth remains, the best time to buy property is always Now! 🏡

There’s always a lot of flapping gums shouting about needing to get “off market deals”

But is it really either/or?

Not in reality, I’ve always preferred to be direct to the vendors, it makes things a lot simpler without someone else in the way worrying about their commission!

However the fact is estate agents get the lions share of deals coming to the market, you simply need to work with agents.

The value a sourcer brings to the table is a lot deeper than accessing “off market deals”

If a deal works for you it doesn’t matter where it was found, the fact is it’s been found, negotiated, viewed, packaged and presented on a plate - that’s a win win 🏆

The other point to mention is most “off market” deals from a sourcer have been faked just long enough to be sent to an investor.

I can’t be arsed with this smoke and mirrors bollox, so just tell the truth 🙋🏼‍♂️

It’s amazing what you find exploring “hidden” footpaths and alleyways.

You can often uncover areas you didn’t know existed and also get behind houses to uncover what’s really going on 😀
