I genuinely loved reading all the comments — especially seeing who you’d take along with you if you won! There were so many lovely messages, and it was brilliant to see just how much love there is locally for Dotty’s.

NEW HIGH STREET ESTATE AGENT OFFICE COMING SOON… 👀

Eric Shram Estate Agent is coming to Martham.

I’ve been looking at the areas I cover and thinking about where would be a great location to have a local office and high-street presence.

And the more I looked at it, Martham just made sense.

It’s a busy, thriving village surrounded by some fantastic communities across the Norfolk Broads, yet unlike many of the towns and larger villages nearby, there isn’t currently an estate agent based in Martham itself.

So when the opportunity came along to take a small office in a prominent position in the centre of the village, it felt like an opportunity worth taking.

Estate agency has changed enormously over the years. Today, Rightmove, Zoopla, social media, video and digital marketing all play a huge part in getting properties seen by the right buyers.

But I still think there’s real value in having a local presence too.

Somewhere you can pop in and have a conversation about selling, buying or simply what your home might be worth. And importantly, another highly visible place to showcase the properties I’m trusted to sell.

For me, it’s about combining the best of both — modern property marketing with a genuine local presence and personal service.

And the important part isn’t changing.

It’s still me.

One person dealing with your move from the initial valuation right through to completion. The same personal, one-to-one service and the same approach to marketing your home.

Only now we have the addition of a welcoming high street front door.

There’s a little work to do before we’re ready — signage, window displays and turning an empty shop into an estate agency — and I’ll be sharing the transformation as it happens.

And, of course, an estate agency window needs some properties in it… 👀🏡

🏡 WHY DOES THE PROPERTY MARKET FEEL TOUGHER IN 2026?

It’s something I’ve noticed more and more over recent months.

There are properties coming to the market and not necessarily getting the level of interest sellers might have expected. Viewings can take longer to come through, buyers have more choice and they’re certainly taking their time before making decisions.

Yet at the same time, we still see headlines telling us that house prices are holding up.

So what’s actually going on?

I don’t think it’s a case of there being no buyers — buyers are still out there and homes are still selling.

But buyers have more choice, affordability is still a consideration and they’re increasingly price-conscious. That means they’re comparing properties carefully before deciding which ones to view and, ultimately, which ones to offer on.

For sellers, that makes price, presentation and marketing more important than ever.

And sometimes it’s not about immediately reducing the price. It can be about looking at the whole picture — the photography, video, online presentation, social media exposure, viewing feedback, competition and how your property compares with everything else a buyer is seeing.

Every property and every seller’s circumstances are different.

The market hasn’t stopped — it’s just a market where getting the strategy right really matters.

🐾 Apparently tomorrow is National Dog Day…

So I thought I’d ask an important property question…

When you’re choosing your next home, how much say does the dog get? 😂🏡

For Snoopy and Governor, I suspect the wish list would include:

🐶 A decent-sized garden
🌳 Good walks nearby
🚪 Easy access to the outside
☀️ A sunny spot for an afternoon sleep
🛋️ And absolutely no restrictions on the sofa…

We spend a lot of time thinking about what we want from our next home — but for plenty of us, it needs to work for the four-legged members of the family too.

THE ESTATE AGENT “UNIFORM” HAS CERTAINLY CHANGED… 👔➡️👟

When I started in estate agency in the early 2000s, there was definitely a look.

Short hair. Clean-shaven. Suit, shirt and tie. Smart shoes.

Where I worked, that wasn’t really optional — it was simply how an estate agent was expected to present themselves.

Fast-forward 20+ years and things have changed enormously.

Estate agents are generally far less formal. You’ll see everything from suits and shirts to jeans, trainers, hoodies and shorts.

And actually, I think some of that change has been a good thing.

Being professional doesn’t have to mean being stuffy. Customers want someone they can relate to, feel comfortable with and have an honest conversation with.

But there’s a difference between becoming more relaxed and letting standards slip.

For me, how you present yourself still matters.

Not because an expensive suit makes somebody a better estate agent — it doesn’t.

But when someone trusts you to represent their home, they’re trusting you with one of their biggest assets. The way you communicate, the way you market their property, the way you conduct viewings, the service you provide — and yes, even the way you present yourself — all contribute to the impression you make.

Estate agency has changed a lot since I started, and I’ve changed with it.

I certainly don’t dress exactly as I did in the early 2000s!

But there’s one bit of the old-fashioned approach I think is worth keeping:

The look can change. The standards shouldn’t.

💙 Proud to support A Child’s Wish again

Last year I had the opportunity to support A Child’s Wish, a registered children’s charity helping children’s wards at hospitals across the country through its regional publications and fundraising.

I’m really pleased to be supporting them again this year.

What makes it particularly meaningful locally is their support for James Paget University Hospital, which provides care for babies, children and young people.

As someone who lives and works locally, it’s lovely to be able to support a cause that helps children and families within our community.

Sometimes being a local business is about more than simply doing business locally. 💙
